As housing supply and demand remains a hot and dire topic, developers have been nudging residential projects toward Sunshine Coast Council for approval. See the list.

It’s no secret demand for housing far exceeds supply on the Sunshine Coast and developers have been scrambling to squish medium and high-density residential complexes into the suburbs.

From luxury apartments for downsizers to retirement villages and townhouses, these proposals have been pitched by developers in 2024 to create more homes in the region.

40 units, Pelican Waters

An award-winning developer revealed plans for a waterfront village, where dining, medical and shopping inclusions promise to give residents little reason to leave.

BRD Group, who designed the award-winning residential apartment block Botanica on Duporth Ave, Maroochydore, submitted plans to the Sunshine Coast Council to amend its current development approval to include 40 apartments in April.

The planning report stated the council approved an application for a shopping centre - which remained unchanged - on the site, 2 The Basin, Pelican Waters, in 2021.

The waterfront village will be designed with Sunshine Coast downsizers in mind, offering large apartments and services to “enhance their lifestyle” to those looking to sell their homes.

If approved, the Marina Village will include 40 three-bedroom apartments across two six-storey residential towers, set above a swath of dining and retail outlets.

A developer is awaiting approval from the state government to build 96 units in a Caloundra South suburb as a vertical retirement village.

Plans for the village on Baringa Dr were submitted to the department of state development and infrastructure on behalf of Plantation Retirement Resorts in January 2024.

The town planning report describes plans for six different unit layouts spread across four storeys.

The development is proposed to be built in two separate stages, the first release would include 52 units followed by the on-site manager’s unit and the remainder of the 96 dwellings.

“The ground level built form fronting Baringa Drive will comprise a series of communal spaces for recreation and activities for the enjoyment of residents providing a sense of interaction between the private and public realms at street level,” the report stated.

According to the plans, three of the proposed towers exceed the 40m length limit, reaching lengths of 55m.

Plans for a luxury retirement village in Beerwah were submitted to the Sunshine Coast Council, despite concerns over the “adverse odours” emanating from surrounding chicken farms.

Development plans for a retirement village on Newell, Rd, Beerwah were submitted by Tricare Communities to the Sunshine Coast Council on May 1, 2024.

If approved, the village development would include 235 homes, two swimming pools and a community centre equipped with lawn bowls and a cinema.

The site would also accommodate more than 60 van spots and an outdoor recreation area with four pickleball courts.

According to the development application documents, 500m to the north and west of the proposed retirement village are five intensive chicken farms, which the documents claim each holds more than 100,000 birds.

In response to the council’s concerns of the odour impact the farms could have on the retirement village, Tricare Communities commissioned a report into the farms and the ventilation systems within the sheds.

A Brisbane developer has pitched its third project for a Sunshine Coast suburb that would provide homes for more than 20 families.

Project Urban lodged a development application on behalf of Kings Beach Sands Pty Ltd for a 23-unit apartment complex at 19 and 21 Verney St, Kings Beach.

The company is spearheaded by Troy Barnes and Matthew Bond from the Brisbane-based Citimax Property Group.

Mr Barnes said the complex would consist of three-and four-bedroom apartments intended to accommodate young families, downsizers and holiday makers.

Each apartment would open to a large balcony and apartment residents would also enjoy a gym, pool, barbecue and seating area in the complex, Mr Barnes said.

If approved, Mr Barnes is expecting to start construction in early 2025.

The set of 23 apartments would be across six storeys, with the ground floor and basement level reserved for parking.

Residential towers, Kawana Waters

A $220m apartment complex delivering hundreds of new units to the Kawana Waters community will be completed by 2025.

Habitat Development Group announced their St Clair residential project started construction on February 7 and will feature apartments ranging between two and four bedrooms over eight floors in addition to a rooftop terrace across two residential towers.

In total, 200 apartments will be built across the two towers.

Habitat Development Group director Cleighton Clark said more than half of the apartments in the first tower have been sold, with prices from $749,000 skyrocketing to more than $3m for a penthouse.

St Clair’s facilities will also include a resort-style pool, a BBQ and lounge areas, residential dining room, private terrace and 1000sqm parkland exclusive to residents.

The project is in proximity to Sunshine Coast University Hospital, Stockland Birtinya and other speciality stores as well as the upcoming entertainment precinct The Station, formerly NightQuarter.

Plans to demolish three homes in Buderim and build a set of luxury townhouses have been revealed by an award-winning Sunshine Coast developer.

The developer, OneLife Property Group, submitted plans to build nine four-bedroom townhouses to the Sunshine Coast Council in late February.

The town planning report submitted to the council state the two-storey townhouses would be fitting with traditional “Queensland” style.

Each townhouse will also include private “open spaces” and outdoor living areas.

“The proposed living areas and private open space balconies are provided with a desirable northern orientation to maximise exposure to the winter sun and cooling summer breezes,” the report states.

The site for the proposed development at 122 & 124 King St consists of a total land area of 2044 square metres and with a frontage width of 62.08m to King St and 31.13m to Hamilton St.

A retirement village in Maleny could soon triple in size as a new development proposal to build an additional 67 homes was submitted to the Sunshine Coast Council.

The existing Maleny Grove Retirement Community complex at 9-11 Palm St, Maleny currently consists of 28 self-contained units which were completed 2012, including a mix of three and two-bedroom dwellings.

The company, Reside at Maleny Pty Ltd, submitted the proposed plans in early March, outlining their intentions to complete the next stage of the village with an additional 67 residential units.

The proposal also includes plans for a “statement” community centre which would include a cafe, salon and gym and each unit would have access to a private outdoor living area.

“The proposal offers residents generously sized and functional private open space areas as well as the highest quality community facilities including a range of indoor and outdoor recreation areas,” the report stated.

A 12-storey luxury tower has been proposed for the Maroochydore party precinct Ocean St, with plans to deliver more than 50 units as well as “podium” office space.

The development plans were submitted to the Sunshine Coast Council on March 18, on behalf of TWM (QLD) Pty Ltd.

The company, which is directed by Peter Poli and Glenn Ferguson, bought the space at 15-17 Ocean St in 2015 for $4.05m, according to property data.

If approved, the “El Parasol” tower would include 53 units, including a mix of two, three and four-bedroom dwellings for both short and long-term accommodation.

“The ground level food and drink outlet will enhance the Ocean Street food and music sub-precinct by providing an activated frontage to Ocean Street,” the proposal states.

“This mixed-use structure features retail spaces activating the ground level, complemented by offices at podium levels and residential apartments ascending through the tower.”

A prime Sunshine Coast beachfront block could soon get a four-storey makeover after the owners of more than four decades sold for a multimillion-dollar profit.

The Lujo development is proposed for the 630sqm corner block at 22 Jubilee Esplanade at Point Arkwright.

If approved the development would replace the four-bedroom 1980s beach house, which sold for the first time in more than 40 years in June 2023 for $2.75m according to RP data.

The proposal includes three villas with large balconies to capture ocean views off Point Arkwright, as well as a private rooftop terrace and pool for villa three.

The plans show each villa would include three-bedrooms and open living spaces with “high-quality vertical screening, stone detailing, glazed balcony balustrades, curved edges, and clean lines”.

If approved, construction would begin mid 2024.

A major global accommodation chain has revealed plans to build a 160-room hotel equipped with a rooftop restaurant and sky bar in a local coastal suburb.

The Holiday Inn and Suites Caloundra will feature 160 hotel rooms, including 33 suites and all-day restaurant and lobby cafe located at 51-55 Bulcock St.

Director of IHG Hotels and Resorts, Cameron Burke, said the hotel was expected to be popular among families and business travellers alike.

According to IHG the development is expected to open in early 2028.

CEO at Felix Capital, Michael Maroun, said he expected the development to become the “crown jewel of the region”.
