An award-winning developer known for luxury projects on the Sunshine Coast has revealed plans for a waterfront village, where dining, medical and shopping inclusions promise to give residents little reason to leave.

BRD Group, who designed the award-winning residential apartment block Botanica on Duporth Ave, Maroochydore, submitted plans to the Sunshine Coast Council to amend its current development approval to include 40 apartments.

The planning report stated the council approved an application for a shopping centre on the site, 2 The Basin, Pelican Waters, in 2021.

The plans for the shopping centre remain unchanged in the latest development application.

Property data showed the 7,915 square metre block was snapped up by Marina Village Holdings 2 Pty Ltd in February 2021 for $3.7m.

The site is described by the planning report as one of the last remaining blocks in Pelican Waters to be developed.

The waterfront village will be designed with Sunshine Coast downsizers in mind, offering large apartments and services to “enhance their lifestyle” to those looking to sell their homes.

If approved, the Marina Village will include 40 three-bedroom apartments across two six-storey residential towers, set above a swath of dining and retail outlets.

“The Marina Village project will have the additional benefit of having a range of services including dining and medical at ground level as well as having a new IGA Supermarket and bottle shop next door which will mean residents will rarely have to use their car,” the planning report stated.

“With the new IGA immediately adjacent to the site and with food outlets, health and wellness, gym and boutique retail within the complex, the development will represent a significant asset for the Pelican Waters community and adjacent marina and create a desirable pedestrian focused precinct.”

Each tower is designed to feature a rooftop terrace with a pool.
