Development plans submitted for Jubilee Esplanade, Point Arkwright

Owners of a Sunshine Coast beach house have made a multimillion dollar profit following a recent sale. Now the buyers have revealed their plans.

A prime Sunshine Coast beachfront block could soon get a four-storey makeover after the owners of more than four decades sold for a multimillion-dollar profit.

The Lujo development is proposed for the 630 sqm corner block at 22 Jubilee Esplanade at Point Arkwright.

If approved the development would replace the four-bedroom 1980s beach house, which sold for the first time in more than 40 years in June 2023 for $2.75m according to RP data.

Records show the previous owners bought the block in 1980 for $27,000.

The town planning report states the original beach house will be removed to make way for the ‘Lujo’ development on the narrow, 15m -wide block.

According to application documents lodged with Sunshine Coast Council Billboa Pty Ltd are the owners, but the development would be completed by SOR Developments if approved.

The proposal includes three villas with large balconies to capture ocean views off Point Arkwright, as well as a private rooftop terrace and pool for villa three.

The plans show each villa would include three-bedrooms and open living spaces with “high-quality vertical screening, stone detailing, glazed balcony balustrades, curved edges, and clean lines”.

Co-developer and Westcon Site Management owner Bill Alderson said the development would focus heavily on the exterior landscaping.

“We want to incorporate some pretty high-end landscaping and feature trees and planter boxes that curve around the facades,” Mr Alderson said.

“Sitting up in the rooftop pool you’ll be able to see up and down the coastline.”

With a construction background Mr Alderson said there would be no cutting corners in building the units, and that they would honour the natural environment.

“We are within the height limit and we do want to incorporate as many plants as we can, we are pretty strict about that, hopefully the community will see that, we are not just putting up a concrete structure, we want to make sure it ties in with the landscape,” Mr Alderson said.

Mr Alderson said if approved, construction would begin mid 2024.
