A new apartment complex could soon go up just minutes from the heart of Airlie Beach, with a development application detailing plans for 28 new units on the hillside.

Mewing Planning Consultants submitted the application to Whitsunday Regional Council on behalf of developer Leben, seeking approval to go ahead with the planned three to four storey apartment building on Lamond Street.

Surrounded by existing homes, short-term accommodation and low-rise units, the proposed development would include a mix of one, two and three-bedroom apartments.

The application states that each unit would include a private open space such as a balcony to allow residents sufficient area to enjoy recreational activities and accommodate visitors.

While most of the structure would remain below the area’s 12 metre height limit, the tallest point would reach 17.3 metres at the rear due to the site’s topography.

The plans would see a number of different apartment orientations.

Planning documents show the project would include 42 resident parking spaces and six for visitors with a gated entry that would separate both, allowing visitors to easily come and go from the carpark.

Three mature street trees would be retained, while additional shade trees, shrubs and ground cover would be planted along the site’s boundary to soften the building’s visual impact and enhance privacy.

Located just 320 metres from Airlie Beach’s Main Street, the developers claim the site offers walkable access to shopping, dining, the lagoon and public transport.

Developers say the project would help meet local demand for medium-density housing in a well-connected, central location.

The application is now open for public comment.
