From new suburbs, high-end hotels and multimillion-dollar residential towers, these are the proposed developments set to shake up the Sunshine Coast and Noosa.
Developers have submitted various plans for diverse projects including distilleries, mini golf courses and driving ranges.
Here is what is in the pipeline for the fast-growing region.
Aura business district
A commercial precinct featuring a “village heart” has been proposed for a vacant block within the Aura Business Park at Caloundra South.
Evolve Planning lodged a development application on behalf of Stockland Development Pty Ltd with Economic Planning Queensland to establish a business park in Baringa featuring 14 lots for predominantly commercial and office uses.
Within the existing Aura Business Park, the 6.758ha site is currently vacant and has road frontage to Aura Boulevard and Graf Drive in Baringa.
Holiday Inn Caloundra
The major global accommodation chain, IHG Hotels and Resorts, revealed plans to build a 160-room hotel equipped with a rooftop restaurant and sky bar in a local coastal suburb.
The Holiday Inn and Suites Caloundra will feature 160 hotel rooms, including 33 suites and all-day restaurant and lobby cafe located at 51-55 Bulcock St.
The Caloundra development will mark the 10th Queensland hotel for the company and the second for the Sunshine Coast region following the opening of the Holiday Inn Maroochydore.
According to IHG the development is expected to open in early 2028.
Voco Maroochydore
An international hotel giant has revealed plans for a 13-storey luxury tower in a bustling coastal hotspot, equipped with a ballroom, lobby bar and speciality restaurant.
Designs for the luxury apartment tower, Voco Maroochydore, were submitted to the Sunshine Coast Council by developer IHG Hotels and Resorts in partnership with the Sydney-based Felix Capital.
If given the green light, the development will include a 140-seat speciality restaurant and a 65-seat lobby bar, as well as a “picturesque podium-level outdoor pool, spa and sauna”.
A ballroom to cater up to 250 people and a separate all-day dining restaurant to seat 130 people are also shown in design plans.
Aura’s Gagalba estate
More than 900 new homes will be delivered to a new Sunshine Coast suburb after state government approval was handed down for the $270m precinct.
The new residential precinct of Stockland Aura’s community at Gagalba has been approved by Economic Development Queensland after an amended development application was lodged in April this year.
The approved stage of Gagalba, known as the Pumicestone Precinct, will deliver up to 918 new homes, with an expectancy to encompass 6000 homes between lakes, wetlands and green spaces upon the completion of the suburb.
Gagalba, a Kabi Kabi-derived word meaning “shiny place”, is situated south of Banya and adjacent to the Bruce Highway.
Maroochydore residential towers
Developers have revealed their $220m plans for two residential towers in the heart of the Sunshine Coast, providing more than 250 apartments as well as a plaza, food premises and potentially even a supermarket.
Walker Corporation lodged its application with Economic Development Queensland to build the set of two towers alongside a three-storey building.
The application outlines plans for multiple dwellings, short-term accommodation, office space and food, bar and shop premises at the 6715sq m site at First Ave and Future Way in the Maroochydore City Centre.
Lake Kawana residential development
The developer behind a large-scale housing project in Birtinya has submitted fresh designs for a 78-unit residential tower to the Sunshine Coast Council.
The developer, Habitat Development Group Pty Ltd, was first granted approval by the council in 2022 to construct a large-scale housing development overlooking Lake Kawana.
In October, the developer submitted updated designs showing plans for 78 residential units comprising of two-, three- and four-bedroom layouts spread across an individual eight-storey apartment tower.
The planning report stated there would be three commercial tenancies available on the ground floor for retail outlets and restaurants.
Diddillibah Golf and Recreation Centre
A huge recreational precinct complete with escape rooms, restaurant, golf driving range and more has been proposed for a semirural Sunshine Coast suburb.
Project Urban lodged a development application with Sunshine Coast Council on behalf of Clark Enterprises No. 2 Pty Ltd to build an indoor and outdoor sport and recreation development with restaurant, craft distillery and function facility.
The proposed 29.9ha site at 76 David Low Way, Diddillibah is described in application documents as vacant grazing land with agricultural pursuits known as Diddillibah Farm.
Nirimba shopping complex
A growing Sunshine Coast neighbourhood could have a shopping complex by its doorstep if Stockland’s proposal is approved by the state government.
Evolve Planning lodged an application on behalf of Stockland to build a shopping complex with food, business and health care premises.
The application states the proposed 2556sq m site has a frontage to Nirimba Drive, Mulberry Lane, and Silkwood Street in Nirimba in the heart of a “neighbourhood hub”.
The site would be surrounded by predominantly residential blocks with construction for a nearby childcare centre, recreational park and sports park underway, all expected to be completed in 2025.
The Calile Noosa
Developers of the award-winning The Calile Hotel in Brisbane first pitched its plans two years ago for a sister venue, The Calile Noosa, on a 2.4ha site on Serenity Cl and, after several redesigns, was approved by the Noosa Council on October 17.
Plans for the resort would have 186 units, with a total of 177 consisting of one-bedroom hotel rooms.
There is allocated room for retail outlets in order to accommodate guests visiting the luxury resort.
An additional rooftop garden is also shown in the designs to grow organic produce for the resort’s restaurant.
Oaks Resort
A well-known Sunshine Coast developer has revealed plans to build 98 new units in a popular holiday resort, along with a proposed water park upgrade.
Cube Developments submitted the plans for the large-scale upgrade to Oaks Resort in Golden Beach to the Sunshine Coast Council.
Oak Resort, on 2 Landsborough Parade, Golden Beach, is described as a family-friendly resort with various amenities including a tennis court, water park and restaurant.
If approved, the upgrade would not impact the complex’s existing units, which include a mix of short-term holiday rentals and permanent residences.
Luxury retirement village
Plans for a luxury retirement village on dilapidated farmland in Beerwah have been submitted to the Sunshine Coast Council, although concerns have been raised over chicken farm odours.
Development plans for a retirement village on Newell, Rd, Beerwah were submitted by Tricare Communities to the Sunshine Coast Council earlier this year.
If approved, the village development would include 235 homes, two swimming pools and a community centre equipped with lawn bowls and a cinema.
The site would also accommodate more than 60 van spots and an outdoor recreation area with four pickleball courts.
Palmview driving range
Plans for a 33-bay driving range, two-storey golf shop and extensive landscaping have been revealed for a block of former Sunshine Coast strawberry farmland on the Sunshine Coast.
The company, All Things Golf Pty Ltd submitted a development application to the Sunshine Coast Council back in April, outlining its plans to develop about 5.9ha of a 10ha Palmview block into a driving range.
The planning report stated the driving range would include 33 driving bays, 28 of which would be undercover.
If approved, the development would also include a new golf pro shop, short game putting facility and a practice putting green.
Baringa retirement complex
A developer has revealed its plans to deliver a second retirement resort in a major precinct at Caloundra South, promising more than 70 homes.
Murray and Associates have lodged a development application with Economic Development Queensland on behalf of Plantation Retirement Resorts to build a retirement resort and commercial premises in Baringa.
Application documents show the development would be built on Baringa Dr, opposite an approved development for a set of 96 retirement units also by Plantation Retirement Resorts.
The new proposal will feature 74 apartments, food premises and office spaces across a 7720sq m site.
Golden Beach units
A beachside suburb on the Sunshine Coast could be home to a brand spanking new set of residential units if council give the green light.
Project Urban lodged a development application with Sunshine Coast Council on behalf of Centro Concepts to build a set of 23 units at Golden Beach.
Application documents show the two lots at 27 and 29 Taylor Ave, Golden Beach would be transformed into a five-storey apartment complex if plans are approved.
The 1214sq m site currently holds two houses situated in a medium density residential zone in proximity to the Esplanade and within walking distance to schools and other public open spaces.
Noosa housing development
A two-bedroom cottage positioned on a large block in Noosaville could soon demolished to make way for a luxury, medium-density housing development.
The Victorian-based developer Courtware (Australia) Pty Ltd submitted plans to the Noosa Council for the 5490sq m block at 73-77 Eumundi Noosa Rd late last month.
If approved, ‘The Avalon’ development would feature 15 detached two-storey homes, each with a private pool and a mix of either two- or three-bedroom floor plans for buyers.
The block currently features a small two-bedroom home at 75 Eumundi Noosa Rd, which was last sold to Courtware (Australis) Pty Ltd for $520,000 in 2003, according to property data.
