Bayside’s development reputation set to rise higher in 2022 with major projects on the way

As the demand for bayside living continues to grow, so does the reputation of one of Brisbane’s most underrated suburbs. Here are the top projects coming to Brisbane’s bayside in 2022. SEE THE LIST

Rose Haven Premier Luxury Apartments

Another year and another chance for the previously sleepy Brisbane’s bayside to grow its reputation as one of the development hotspots throughout the city.

Rewind a decade and the bayside was known for its lack of progress, older demographic and old school ways but now that couldn’t be further from the truth.

Waterfront suburbs, including Wynnum and Manly, are now considered among the hottest places in Brisbane after undergoing an incredible transformation in recent years.

That transformation has been headlined by significant developments which have changed the bayside forever, such as the historic Wynnum Cinema last year along with flashy residential projects which have taken over the area’s skyline.

The bayside’s progress will not stop in 2022 with more projects scheduled to start or be complete this year.

Councillor for Wynnum Manly Peter Cumming (ALP) said he looked forward to another year of progress.

“I continue to say it but it shows the confidence developers have in the bayside as a growing area,” he said.

Here are some of the top developments coming to the bayside in 2022.

WYNNUM PLAZA REDEVELOPMENT

Arguably the biggest project on Brisbane’s bayside for decades, Wynnum’s major shopping cent, Wynnum Plaza, is set for a redevelopment reportedly worth more than $100 million.

The project, from Taiwanese property giant Shayher Properties, was approved by the Brisbane City Council in February, 2021 and will include boutique cinemas, more retail space as well as eight apartment buildings featuring 184 units.

Shayher Properties are also responsible for the $1 billion mixed-use Brisbane Quarter development, which included the opening of the W Hotel – the first five-star to open in Brisbane’s CBD in 20 years.

It is believed some works on the redevelopment of the centre, which opened in 1980 and is home to retailers such as Kmart, Woolworths and Coles, could be starting this year – although that has yet to be confirmed by Shayher Properties.

The project is scheduled to be complete in 2024.

ARBOR PARK TOWNHOUSE COMMUNITY

Neighbouring the Wynnum Plaza is another residential development to hit the bayside but this time it’s different to the apartment complexes we have seen take over the area.

Construction on Arbor Park, a $37 million townhouse community from development giant Pellicano, is in full swing with Michael Kent, the man behind the project, confirming it will be complete by April.

Set on Wynnum Rd in Wynnum West, Arbor Park features 67 townhouses and has attracted more than 40 jobs to the bayside.

Pellicano operations manager, Michael Kent, said Arbor Park set itself apart from other developments in the area.

“It’s a quality, masterplanned townhome development as opposed to a standard unit complex,” he said.

STRATTON TCE RESIDENTIAL AND RETAIL

Manly’s biggest ever residential developments which will provide a massive boost to an already thriving CBD of the popular waterfront village.

Construction on the $25 million project at 195 Stratton Tce started last year and despite facing some delays due to construction cost issues, the development is set to resume construction later this year and be complete by Christmas 2023

The four-storey project from developers DeMartini Fletcher features 43-units as well as retail space.

The project was scheduled to start in 2020 but was delayed after bayside residents appealed Brisbane City Council’s approval of DeMartini Fletcher’s proposal to the Planning and Environment Court.

Former president of The Manly Harbour Village, David Farley, said he believed the development would add vibrancy to the Brisbane’s only harbourside living precinct.

THE VILLAGE MANY RETIREMENT LIVING

The bayside’s newest luxury retirement living development is another project set to change the landscape of the waterfront suburb.

The Village Manly – which sits adjacent to the heritage-listed Lota House – is another project, which initially didn’t go down well with bayside residents

A development application was submitted in early 2019 but sparked fierce opposition from local residents, who formed the Bayside Action Group and protested against the project believing it would damage the character of the site, which was built in 1865.

The $70 million development will deliver two buildings in stage one comprising of 23 apartments across four levels.

The Village Manly luxury retirement living

The Village Manly will offer two and three bedroom apartments with open green spaces and landscaped pockets. Some of the facilities provided include a cafe/restaurant, library, arts and craft room, communal alfresco barbecue area, bowls green, state of the art gym, yoga/dance area, deluxe cinema, heated pool, beauty and hair salon, medical and allied health suite, club lounge and billiards room.

Works on stage one are scheduled to be complete anywhere between September this year and March 2023.

ROSEHAVEN LUXURY COMPLEX

Private pools, wine cellars and bars – a ritzy suburb on Brisbane’s bayside is set to welcome its most high-end residential development.

Rose Haven Manly is a three-storey, luxury apartment project at 16-18 Nelson Pde, Manly and is the brainchild of key bayside figure and current director of Bartons Motors, Mark Beitz.

Rose Haven will feature just four residences, including one penthouse, two apartments on level one and one other apartment on the ground floor.

The penthouse, which also features a private bar, and apartment on level one both include a private pool while each residence will have access to a wine and cheese room in the cellar of the building.

The cellar also features a fully-equipped community gym.

Mr Beitz, the developer behind the project, said Rose Haven was the perfect addition to the rising bayside suburb.

The project, which is scheduled to be complete by December, is also being designed and managed by local business in Michael Jullyan’s ThinkTank Architects, will be built by Tierney Constructions and sold by Ray White Manly.

EMSWORTH ST RESIDENTIAL COMPLEX

Developer Massimo Guida will start construction on a $9.6 million unit project at 8-12 Emsworth St in Wynnum, just four years after finishing two similar developments worth more than $5 million on Besham Pde.

The 41-year-old, who has been responsible for development across Brisbane and also in Bundaberg, bought the Emsworth St block in 2008 for just $600,000 but said now was the perfect time to start the project.

An existing house at 12 Emsworth St was demolished in 2019 and a house at 8 Emsworth St will be bulldozed when construction starts in February.

Mr Guida said he expected the building to be completed by the end of 2022.

It won’t be the last project for Mr Guida on the bayside with the man, who also runs a successful electrical business, having his eyes on a block on the Wynnum waterfront which he has big plans for in the near future.

MORETON BAY TRAILER BOAT CLUB

The Moreton Bay Trailer Boat Club, which is based at the Manly Harbour and has almost 11,000 members, has embarked on a major renovation and expansion of its bar and restaurant facility.

The project is the non-for-profit club’s first major renovation since a refurbishment and extension of the clubhouse, including adding a deck overlooking the harbour, was completed in 2005.

MBTBC commodore Guy Houghton said the revamp, which will include a rooftop bar on the water, was needed to cater for the club’s significant growth and development over the past two years.

The giant upgrade has also been made possible following a $1 million grant from State Member for Lytton Joan Pease and the Queensland Government.

The redevelopment is scheduled to be complete later this year.

FOX ST SEAFOOD RESTAURANT DEVELOPMENT

A derelict site which was once a popular fish market on Brisbane’s bayside is finally set for an “iconic” transformation with the people behind the $3 million project edging closer towards a construction start date.

A fish and chip shop will replace the old Wynnum Fish Market at 18 Fox St, where the doors were closed in 2012, before demolition works recently started on the building to make way for the area’s newest dining venue.

Adam Lipke, who bought the land in 2020, changed the development plans in November, 2020 from a fish and chip shop and microbrewery to just focus on the eatery.

The new restaurant would sit in a picturesque location along the Wynnum Creek.

Mr Lipke said the new venue would add another feather in Wynnum’s growing entertainment cap after the launch of several bars and restaurants since the Covid pandemic.

The plans were approved in February, 2021 but works have been delayed due to complications including Covid as well as Mr Lipke’s other commitments as president of Wynnum Manly Junior Rugby League.

Although works are yet to start it is believed it could start coming together this year.
