Developers ready to spend millions to revive Caboolture’s King St precinct

Developers are spending millions of dollars to transform a tired high street in Caboolture into a modern CBD. SEE WHAT’S PLANNED

Caboolture’s King St has sat mostly untouched for years but with the population set to boom developers are spending millions to breathe some new life into the tired CBD.

King St is home to the police station, courthouse, cafes, retail outlets, service providers and the Caboolture Square Shopping Centre.

It links with the library, art gallery and council offices.

Several developers have lodged applications with Moreton Bay Regional Council to build multistorey office buildings along King St.

It follows the state and local governments approving the $9.5 billion plan to build 27,000 new homes in the Caboolture West precinct.

Moreton Bay Regional Councillor Adam Hain (Division 3) said much of this new office space would be leased by state government agencies.

“The Caboolture CBD has been recognised by the State Government for many years as a principal place of activity, which in state terms means a location were government funded organisations should be based,” Cr Hain said.

“It is good to see that recognition coming into fruition now.

“As Caboolture booms more of these multi-level services will base themselves at Caboolture.”

Cr Hain said in recent many of these services had been setting up at North Lakes.

“Now that North Lakes is full it is our time – it will be a massive shot in the arm for our CBD traders,” he said.

“The more jobs that are based in Caboolture the more people will come to live in the area.

“Hopefully we can create an environment were people can drink, eat, work and play all in the one place.”

Here are the plans for King St so far:

28 King St

Developers De Martini Fletcher Property have two projects underway.

The first is an office complex at 28 King St, just down from the courthouse at the site of the old Baker’s Building.

The two-storey development was approved by the council in March.

It will include 31 car parks at the rear of the building, a new pedestrian thoroughfare and landscaped areas linking the parking with King St.

There will also be an open deck off the back of the building overlooking Centenary Lakes.

Development Manager Tony Dwyer said the office space was already fully leased.

The building is expected to be completed by the middle of next year.

10 King St

Further down King St De Martini Fletcher Property group plan to build another three-storey office building.

It was first approved by Moreton Bay Regional Council in 2016 and will include a food outlet on the ground floor and office spaces on the first and second levels.

Mr Dwyer said they had already received interest from businesses interested in occupying level one.

Plans for 8700 new homes

“Subject to interest on Level One construction could commence as early as the last quarter of this year with completion mid to late 2021,” he said.

The development application is due to lapse in January 2021.

De Martini have lodged an application with council to extend this approval period until 2023.

In the application the developer sited a downturn in the need for commercial space for the delay in construction.

Mr Dwyer said the costs of these projects were confidential.

Aquila Architects also have council approval to build a three-storey office building at 23 King St which will incorporate the existing laundromat and cafe.

New watch house

The State Government is also spending $13.7 million on a new watch house where the old Police Station used to stand, next to the courthouse.

This building is also proposed to include office space for police prosecutors and a Domestic and Family Violence response hub.
