New plans for the first phase in the massive Caboolture West area have been revealed

New plans have been revealed for a proposed mega housing estate with developer Villa World joining the land rush.

THE first phase in a massive new Queensland suburb is starting to take shape with yet another developer joining the queue to carve up farming land in Caboolture West.

Villa World is the latest company turning its head to the area, which will have an estimated 27,000 new houses once fully realised over the next four decades.

The area was also expected to contain six separate retail centres, 13 neighbourhood hubs, a TAFE and private hospital, three high schools and nine primary schools.

Villa World has lodged an application for 294 houses on 32ha of land at 44-66 and 68-90 Hausmann Lane, Upper Caboolture.

Proposed lot sizes range from 300 sqm to 670 sqm, though the majority are around 400 sqm.

“The proposed land use pattern supports a compact, walkable and sustainable community while ensuring integration and connections through to future local centres, neighbourhood hubs, local parks and open space,” the planning report stated.

“Further, a mix of residential lot types and configurations have been further identified providing housing and lot choice and affordability for different lifestyle choices and life stages to meet diverse community needs.”

Just to the east of this site are two separate proposals for around 1000 new homes in total across about 80ha.

All three are in an area known as the Neighbourhood Development Plan 1 (NDP1): Phase 1.

And while they have been put forward by three different developers, the proposals all have one common feature — they have employed the same planner, Peak Urban, to work with the council on getting approval.

As part of this process, Peak Urban has presented a Structure Plan to the council which incorporates all of the properties within NDP1: Phase 1 — including those that have not yet been subject to any development proposal.

This plan marks down future roads as well as potential zonings including a next generation housing precinct, environmental corridors and parkland.

While still in their concept stages, all three proposals present a swath of high density housing with a large environmental corridor along the northern boundary, which follows the path of the Caboolture River.

There was also a few small parks scattered among the housing estates.

Some residents have taken to social media to express concern about potential issues that would be exacerbated by the Caboolture West developments, including more traffic on already congested roads and a lack of public transport in the area.

“Unless infrastructure is already being built, this will be another catch-up mess for years to come,” Trish Humphreys said.

“Who builds a new town where there is no rail infrastructure?” Alexandra Varney stated.

Urban Design and Town Planning program co-ordinator at USC Dr Nicholas Stevens told Quest Community News that “Liveability” was becoming increasingly important for people when choosing somewhere to live.

This was particularly true since the COVID-19 outbreak with many people forced to spend more time in their homes and their local areas.

Dr Stevens said town planners and urban designers should be looking for ways to offer people a greater sense of community, urban life, green space connectivity and liveability.

The proposed ecological corridor along the northern boundary of these three Caboolture West proposals presented developers with a great opportunity to incorporate that green space into their estate design.

Another much larger proposal for Caboolture West, from AV Jennings, has scope for 8700 new dwellings on 410ha of land running along the eastern side of Old North Rd, between the Caboolture River and Bellmere Rd.

Though this proposal is outside the NDP1 area, and located much further away from any existing infrastructure such as water and sewerage.

All of the applications were being assessed by Moreton Bay Council and a council spokesman said there were no time frames for issuing any development approval.
