Three separate applications have been lodged to start development in the giant Caboolture West precinct

The first 10,000 new homes within a $9.5 billion monster community north of Brisbane may come sooner than expected with developers lodging plans for the population mega-centre.

THE first new homes in one of southeast Queensland’s largest future suburban sprawls may come sooner than expected.

For more than a decade, Caboolture West has been earmarked for future residential development to help the State Government find homes for the state’s ever increasing population.

Development in the area is seen as a long-term prospect over the next 40 years, eventually housing up to 27,000 new homes for about 69,000 new residents.

For now though, the council’s current planning scheme does not allow new high density housing estates in the area and developers must first apply to change this.

There are currently three applications lodged with the council requesting these changes, two of which are for land situated close to existing utilities such as water and sewerage.

Both are for land between Caboolture River Rd and the Caboolture River, just west of an existing development at Dobson Ln.

Together they are proposing to build close to 1000 new homes across about 80ha.

A third, much larger application is from AV Jennings with scope for 8700 new dwellings on 410ha of land running along the eastern side of Old North Rd, between the Caboolture River and Bellmere Rd.

All three proposals have sought more time in order to respond to requests from the council for more information that would support their applications.

This is the first major hurdle they have to pass before they can even think about any actual groundwork or construction.

Though the wheels are firmly in motion.

A council spokesman said there were no time frames for issuing any development approval.

The Caboolture West Local Plan covers 3480ha and has a development value of about $9.5 billion.

Once fully realised, the precinct would feature six local centres, 13 neighbourhood hubs, a TAFE and private hospital, three high schools and nine primary schools.

It is also expected to have some form of rapid transit connection to Caboolture and there has been some talk of a new western arterial road that would move traffic south towards Pine Rivers, rather than directly east towards the Bruce Highway.
