Developers pave the way with a marina upgrade, new hotel and unit complexes

Developers have big plans for a seaside suburb with applications for a new marina precinct, waterfront hotel and unit complexes all lodged with council this year.

DEVELOPERS have big plans for the Peninsula with applications for a new marina precinct, waterfront hotel and unit complexes all lodged with Moreton Bay Regional Council this year.

The proposals divided the community with some saying it would turn the area in to the Gold Coast and others welcoming the prospect of new employment opportunities.

Here is a list of some of the developments with potential to change the face of the Peninsula.

Newport

There are plans to build two 10 storey buildings at the Newport Marina.

One will include a function centre and hotel and the other residential apartments.

The application was lodged by Kindred Developments PTY LTD CEO Josh Kindred, on August 10.

All up there will be 120 hotel rooms, 24 serviced apartments and 98 units.

If approved it the hotel will stand at 35.6m tall and the residential building at 33.95m.

There are also plans to include an aquarium, food and drink outlets and outdoor plaza.

The development application attracted a record number of submissions during the public consultation period.

A total of 1298 submissions were received. Of these 662 were in favour of the proposal and 636 were against.

Mr Kindred has put a hold on the application in order to consider the comments made by the public.

A council spokeswoman said this had now been put on hold after a request from the developer.

“Council’s assessment of the proposed development has been stopped, as requested by the applicant, to enable them to consider all of the comments made by the submitters and decide whether any changes need to made,” the spokeswoman said.

Redcliffe

A Redcliffe businessman of almost 20 years says his plan for a new 18-storey tall hotel and apartment complex will help struggling business owners.

Damion Bielby, who has owned 75 Redcliffe Pde for five years, said his plan was always to improve the site.

The application for the 62m tall building was lodged with Moreton Bay Regional Council on November 23.

Under the Moreton Bay Regional Council Planning Scheme the maximum height for a building along Redcliffe Pde is 39m.

If approved it will include 141 short term accommodation units, 143 permanent units, a function room, hotel, shop and food and drink outlets.

Mr Bielby said he had spent 12 months working on the proposal.

“We started our business at Margate and saw what happened to that area over the years,” he said.

“We are starting to see the same happen in Redcliffe.”

Mr Bielby said he wanted to do something to try and help the area grow.

“The function centre in the plans is quite sizeable and could be used for school formals or conferences. One of the rooms can hold 750 people in a banquet setting,” he said.

But Mr Bielby hopes construction would have started within the next three years.

The proposal will be open to public consultation.

Scarborough

Traders in Purple, who recently developed The Scarborough and the Sebel Brisbane Margate Beach hotel at Margate, have plans to build two separate unit developments at Landsborough Ave, Scarborough.

The first, a four-storey development with 50 units at 137-141 Landsborough Ave, called Vavé was launched on September 21.

It is just a few metres away from The Scarborough development.

When finished it will feature 43 three-bedroom, two-bathroom, two-carpark units and seven three-bedroom townhouses around a swimming pool.

Traders in Purple CEO Brett Robinson said the layouts maximised space in the living and balcony areas “where people spend the most time”.

Moreton Bay Regional Council has also approved a development application, lodged by Traders in Purple, for 77-85 Landsborough Ave and 118 Mein St, Scarborough.

This is down from The Scarborough, among the cafes and shops.

The report on the council website says the development will be nine storeys tall with 64 units and a food and drink outlet.

Council approved the development on March 13 this year.

It will also include a communal open space and a swimming pool

Rothwell

Stockland released the first 22 lots at its Promenade Rothwell development at the weekend.

The development is at Morris Rd, on 9.2ha of green space, previously owned by the Moreton Bay Regional Council.

Residents were not happy with the sale of the land, which had been purchased for use as a sports ground.

Moreton Bay Regional Council sold the site at 159-217 Morris Rd, Rothwell for $16.15 million to the developer in August last year.

Residents were not impressed with the sale of the land and raised concerns about how the busy street would cope with the extra traffic.

Lot sizes range from 263 sqm to 448 sqm.

The estate is expected to include 191 homes when finished.

It will be just down the road from the new Rothwell Village shopping centre development.

This development include a Carl’s Jr, Oporto, Starbucks, car wash and service station.

Woody Point

A vacant block along the Woody Point foreshore will soon become a nine-storey luxury apartment building, despite an unresolved court case with Moreton Bay Regional Council.

The development application (DA) for 16-20 Woodcliffe Cres is directly opposite the Belvedere Hotel bottle shop and next to existing unit complex Point Plaza.

It was originally submitted under the superseded Redcliffe City Planning Scheme in October 2006 and has been granted multiple extension periods during that time.

It has now been approved for a 33-unit building with basement car park (74 spaces in total), rooftop terrace, lap swimming pool, and tennis court.

Each apartment will have an average of 102sq m open space, which is more than double the scheme’s suggested minimum.

In 2016 Council refused an extension on the current DA, which was appealed by owner Ioanna Philippides and is still before the Planning and Environment Court.

But the DA was approved by councillors on September 25 with nine votes for and one against.

A council spokeswoman said the appeal “remains unresolved”.

“The appeal does not affect the recent approval of the application that was made during council’s co-ordination meeting.”

There have been multiple changes to building height, setbacks, flood and storm tide immunity and a rooftop cinema was taken out of the original plans to make it more consistent with the planning scheme.

A construction date is yet to be announced.

New art gallery

The Redcliffe council offices will be repurposed to include a $2 million art gallery and community hub.

A council spokesman said the new art space would replace the existing art gallery next to the library, just up the road from the council building.

“The ground floor will be converted into an art gallery and community space with council’s chambers remaining upstairs and administration staff moving to level 1,” he said.

“The floor space of the new gallery will be just over 1000sq m, and will include display areas, brand new front counter, courtyard, studio space, storage, curatorial space and general amenities.”

Residents will still have access to customer service staff at the office.

The spokesman said it was not yet known what would become of the present art gallery. The project is in the design phase and expected to be completed in late 2019 or early 2020.
