Maroochydore set to become an 'even bigger spot on the map'

The Sunshine Coast region is rapidly growing with the demand for housing and services at an all-time high.

Development applications on the council website have been steadily flowing since the start of 2022, with 25 major projects either already given the go-ahead or still awaiting approval.

See our list below of some of the notable projects in the pipeline from the last six months.

Verre Caloundra

A $110m high-end apartment and retail precinct has been given the green light with the development touted to transform the Caloundra CBD.

Henzell Property Group’s plans for Verre Caloundra lifestyle precinct received Sunshine Coast Council approval last month.

The project would feature 70 one, two and three-bedroom apartments and penthouses over two nine-storey towers above a boutique laneway precinct with a cafe, restaurant and medical offices.

Henzell Property Group managing director Mclean Henzell said the company was excited to get the green light for the “unique arrival experience” for Caloundra.

Henzell Property Group will tender for construction in June with a view to start construction in October.

A $110m high-end apartment and retail precinct has been given the green light with the development touted to transform the Caloundra CBD.

Henzell Property Group’s plans for Verre Caloundra lifestyle precinct received Sunshine Coast Council approval last month.

The project would feature 70 one, two and three-bedroom apartments and penthouses over two nine-storey towers above a boutique laneway precinct with a cafe, restaurant and medical offices.

The precinct will become Caloundra’s tallest properties with a 40m, 74-apartment residential tower and a 30m tall boutique hotel.

Henzell Property Group will tender for construction in June with a view to start construction in October.

Zinc, Bokarina

A Bokarina development with 81 brand new apartments and eight beach houses has been approved by Sunshine Coast Council with 70 per cent of the properties already sold off the plans.

The precinct is one of six different development sites that will eventually all come together to create Zinc Bokarina.

Gardner Vaughan Group Marketing and Sales Director Samuel Gardner said construction would commence in early 2022 for the two towers, with an expected completion of late 2023.

The price range of the apartments range from $539,000 to $2,399,000.

The new urban village will be positioned opposite the future Nirimba Village Hub which includes childcare facilities and a cafe.

Aura senior development manager Hannah Madill said the homes starting at $479,000 would be ready for buyers to move in to by late 2022.

15-storey office tower, Maroochydore

A major development firm has received the tick of approval for a luxurious office tower at the Maroochydore CBD expected to attract big businesses and government departments to the city centre.

Billionaire property mogul Lang Walker’s development firm Walker Corporation expects to start construction within months on its first office tower in the CBD.

The 15-storey building at 50 First Ave was expected to attract ASX-listed companies, as well as government, banking, insurance and technology sector tenants.

The proposal includes large, 1000sq m floor plates designed to lure in big business.

It would also feature an enclosed rooftop level, as well as a high-ceiling entry lobby and cafe.

The deal with Sunshine Coast Council was expected to inject $2.5bn worth of investment into the project.

Paid parking complex, Maroochydore

Work will start this year on the Maroochydore CBD’s first multi-deck car park with Sunshine Coast Council already allocating $13m towards the project.

State government approval was granted in December for the 350-space paid parking facility to join the growing number of office spaces and hotel complexes being built in the 53ha CBD.

CBD developer Walker Corporation lodged planning documents but the project already has council funding allocated with $13m promised in the 2021-22 budget.

However a council spokesman confirmed the final cost would only be known once tenders for design and construction were completed.

Mayor Mark Jamieson said it would be the first of a number of multi-deck car parks at the city centre.

The car park will be located on Lightning Lane, adjacent to Foundation Place which features Market Lane and Giddy Geisha restaurants.

It will have 294 car spaces, including electric vehicle charging spaces, 56 motorcycle and 28 bicycle spaces.

It will also include ground level retail spaces.

Pinnacle on Maud, Nambour

A 40-unit complex called the Pinnacle on Maud is already 90 per cent sold after being approved by council.

The 1,876sq m site has a frontage of 37m to Maud St and construction is well underway on the two-bedroom units over four levels.

Sales agent Frenchy Devos is the agent for the $20m project with 50 per cent of the buyers coming from interstate.

“We have a young actor who has purchased a unit who believes Nambour is going to be the new hotspot of the Sunshine Coast,” Mr Devos said.

Pinnacle on Maud is located within close proximity to the Nambour CBD and has views of the hinterland.

Mr Devos revealed an application would soon be lodged for two additional townhouses in the Pinnacle development which would start at $695,000.

He said there had already been over 800 inquiries on the project.

18 units, Nambour

A multi million-dollar apartment project for 18 units and an office at 11 Sydney St in Nambour is proposed to reach 15m and deliver views across the historic town.

The project was given council approval and includes three units with one bedroom and the rest with two bedrooms.

It also features secure basement parking, lift access and a 60sq m office space.

Image Projects Group managing director Ryan Veitch said he felt Nambour was ready for that style of development and he hoped it would invigorate the special entertainment precinct designated in the Nambour CBD – one of only two in Queensland.

Mr Veitch said the new project at Nambour CBD’s highest point would be worth about $7m when the value of the property and construction were taken into account.

Contemporary childcare centre, Moffat Beach

A Brisbane developer has revealed plans to open a 115-space childcare centre in a residential area at Moffat Beach.

Parking and traffic plans were revealed after Griffith Group lodged applications with Sunshine Coast Council for approval for a childcare centre at 29 and 29A Queen St, Moffat Beach.

The development was proposed for the low density residential area at the intersection of Queen St and Maltman Street North.

It would cater to 115 children and have 20 staff, with a three-storey building, including a basement level, proposed.

It said the project would be of an “interesting” and “contemporary” design in a low density area however it was near medium to high density housing.

The centre would feature seven rooms, outdoor play areas, a kitchen and sleep rooms.

26-unit apartment block, Caloundra

A Brisbane developer scrapped plans for an “architectural masterpiece” townhouse project for a seven-storey unit complex at a Kings Beach corner block.

Karam Boutique Residential proposed to build the 26-unit development over two blocks at Canberra Tce, Caloundra.

The company revealed plans for the larger development to replace its previously approved four-townhouse project after it purchased the neighbouring 2 Canberra Tce in 2021.

Documents were lodged with Sunshine Coast Council for the impact assessable project – which would give residents an opportunity to have their say.

It said the building would exceed the 12m height limit in the medium density zoned area.

The project would feature 24 three-bedroom units and two four-bedroom units, across two buildings, with basement parking.

The Millwell, Maroochydore

A $161m 201-unit apartment complex is in the pipeline for construction in the rapidly growing Maroochydore CBD and is expected to generate over 400 jobs.

Situated next to the Sunshine Plaza Shopping Centre and a short walk to the new CBD, The Millwell would comprise of 201 spacious two, three and four bedroom apartments across eight levels and two towers.

The build would also include two ground floor commercial or retail spaces.

Developer Cleighton Clark from Brisbane-based Habitat Development Group lodged the development application with the Sunshine Coast Council on May 3, 2022.

Mr Clark said the coastal design would include a resort-style pool and resident’s terrace including BBQ areas, lush landscaping and resident’s dining rooms.

Once approved and construction has commenced, Mr Clark hoped The Millwell would be complete within an 18 month period.

104-unit apartment block, Maroochydore

Two Maroochydore op shops are set to be demolished to make way for a “vibrant, high-intensity” unit tower under new plans for the prime corner site.

Less than 12 months after purchasing the Aerodrome Rd block in a $3m deal, development company Capital 22 has lodged an application with Sunshine Coast Council for a mixed-use development.

It would be built across two blocks currently home to op shops Neighbourhood Aid and the Salvation Army Family Store.

The planning report said the 40m tall tower would be built across the corner blocks facing Aerodrome Rd, First Ave and Fairway Dr.

“The site is a key corner site located at the gateway entry point to the Maroochydore Priority Development

Planning documents state the 13-storey building, about 1.2km from Maroochydore Beach, would feature 104 units, including 16 three-bedroom and 88 two-bedroom.

128-unit apartment block, Sunshine Cove

A major development company has revealed its plans for a large unit complex near Maroochydore that exceeds density limits for the area.

Living Choice Australia wants to build a four-storey, 128-unit development at a prime block of former Wises Farm land which now forms part of Sunshine Cove.

The major residential and aged care company had development applications lodged with Sunshine Coast Council in April for approval for the proposed development.

The project proposed for Sunrise Dr and Sunshine Cove Way will be open to public comment because it was deemed impact assessable.

The complex would have 162 resident and 32 visitor car parks.

It said while the height was still taller than the 15m allowed for the site it would have “no amenity impacts” on the surrounding area.

Childcare centre, Palmwoods

The developer behind a new “organic” childcare centre on the Sunshine Coast has responded to concerns from residents who fear it could cause more congestion on the Palmwoods road.

The farm-inspired 82-place centre was put on public notification, with residents given the opportunity to have their say about the development until March 7.

Developer Tim Reed told the Sunshine Coast Daily they had received positive feedback since the application was lodged with council at the end of December.

However, some members of a Palmwoods community Facebook group expressed concern over the possible congestion the centre could bring to the road of Palmwoods-Montville Rd.

Mr Reed said he was “not concerned” about the traffic issue as they planned to widen the road by 80m and had completed a full report with the Department of Main Roads.

Mr Reed said he wanted the centre to be different to typical plastic-filled day care centres by ditching the screens and opting for veggie gardens, animals and plenty of hands-on activities.

The project will include a total of five activity rooms and 28 car spaces.

Subject to council approval, Mr Reed said he hoped the development could be completed by the end of 2022.

58-unit complex, Beerwah

Affordable rental units are being planned for Beerwah near the railway station in a development aimed to help address the Sunshine Coast’s housing affordability crisis.

Peregian Beach-based Altum Property Group has lodged applications with Sunshine Coast Council for approval to build the 58-unit complex at Beerwah Parade.

Co-director Alex Rigby said the five-storey development would be a build to rent project with Altum responsible for construction, leasing and body corporate management.

The project would feature three towers to “minimise bulk” as well as a pool and barbecue area.

Construction of the project is expected to start in September this year.

Farmstay and adventure park, Woombye

Farmstay-styled accommodation and attractions partly inspired by Byron Bay’s The Farm with a guests-only adventure park is being planned for the Sunshine Coast.

The $10m project proposed for a Woombye rural block would feature 132 sites including cabins, glamping tents and camping and caravan sites to accommodate up to 284 people.

It would also include a working animal farm, a cafe, vineyard, sports oval, zip line, mountain bike tracks, bush walks and a lake for stand up paddle boarding and kayaking.

Highgate Developments managing director Andrew Pitcher said the estimated $10m project named Sixty6 Acres was years in the making.

Development applications were lodged for Sunshine Coast Council approval in March, with the project to undergo community consultation.

The company has already gained approval for eight cabins on the 66-acre Diddillibah Rd site, backing onto Paynters Creek, which were under construction as part of the first stage of the project.

Mr Pitcher said if approved the remaining development would be delivered in stages over several years.

Five-storey office tower, Maroochydore

An op shop and indoor plant store are set to make way for a five-storey hotel development on prime Maroochydore land.

Experienced Sunshine Coast developer Mal Pratt’s latest project can be revealed after documents were lodged for Sunshine Coast Council approval.

The Aerodrome Rd and Parker St development would include a hotel, offices and retail across five storeys.

The development was proposed to be built on several blocks including 36 – 46 Aerodrome Rd and 44 – 48 Parker St.

Some Aerodrome Rd stores would be demolished to make way for the office building including Mingary Care Op Shop – formerly named Sunshine Hospice Op Shop, and Sunshine Coast Hearing.

The planning report said the project proposed for the 5,576sq m site would have 62 office spaces, two retail spaces, one pub or tavern and a rooftop terrace restaurant.

182-room resort, Mooloolaba

A Mooloolaba car park will be transformed into a 4.5 star resort despite concerns raised about parking, bus stops and designs.

Kenneth Wagner, of prominent Toowoomba family the Wagners, gained approval from Sunshine Coast Council, with nine votes to two, for a $50m, 182-room hotel on the controversial site.

Councillors Joe Natoli – who represents Mooloolaba, and David Law were the two who voted against its approval.

KPAT is behind the proposal for a 45m tall tower with a rooftop bar and restaurant, adjacent to the new multi-storey car park on Brisbane Rd.

Previous development plans for a $175m car park, hotel, retirement facility and retail failed after developer Abacus withdrew from negotiations for a deal with the council in 2018.

Under the proposal KPAT would provide a loading bay and bus set down area at First Ave with no on-site bus parking proposed on site.

Supermarket, Eumundi

A leafy Sunshine Coast hinterland suburb could have its first supermarket with developers planning to surround it with trees to fit in with the area.

Peregian Beach-based Altum Property Group has revealed plans for a supermarket and specialty retail on an “island” block at 10 Memorial Dr, Eumundi.

The supermarket would be the second stage of development at the 9915sq m block with the first stage a service station which has already been approved.

The stores would be 6.5m tall but surrounded by 15m tall trees, screening shrubs and foliage, with 10 per cent of the development to be dedicated to landscaping.

The site includes an approved service station as well as a retail centre with a 1200sq m limited line supermarket and 272 sqm of specialty retail.

Mr McCready said the proposed supermarket and speciality stores would service the Eumundi community and draw trade from Eerwah Vale, Verrierdale, North Arm and Belli Park residents looking to avoid travelling to Cooroy or Peregian Springs for their supermarket needs.

Service station, Pacific Paradise

A vacant site on David Low Way that was historically used for sugar cane farming is set to be transformed into a combined service centre with fast food stores and a “freight friendly” petrol station.

The development proposal is currently being considered by the Sunshine Coast Council and seeks approval to build a service centre with eight pumps and three different drive-through food outlets across 1525sq m at Pacific Paradise.

According to the proposal prepared on behalf of Paradise Holdings Pty Ltd, the service station will generate 200 jobs and become an employment and economic hub for the Sunshine Coast if the plans are approved.

The proposal states the development will support traffic heading along the Sunshine Motorway as well as the Sunshine Coast Airport.

The “modern” design comprises of the four tenancies which are separated by carparking and landscaping and incorporates various external facades and battening elements.

A total of 113 car spaces will be included in the design, along with two delivery and waste collection zones.

Medical centre, Maroochydore

A new medical centre providing a variety of health services to illicit drug users and the general public is set to open in Maroochydore in place of closed restaurant India Today.

The development application lodged in March on behalf of Queensland Injectors Health Network seeks to build a coastal-inspired clinic at the site of 91 Aerodrome Rd, Maroochydore.

The medical services would include general health care, counselling, group therapy, peer education sessions and workforce development.

With a mixture of materials and finishes, the design of the clinic is said to be inspired by a “coastal, subtropical aesthetic”.

According to the development application that is yet to be approved by council, the clinic would have an attractive street frontage and be pedestrian-friendly.

An application was lodged with the Sunshine Coast Council for nine three-bedroom units within a two-storey building.

The proposal was submitted on February 10 and is now subject to approval.

The site spans 2,936sq m and the project will include 20 car spaces.

Orthodontist, Parrearra

Residents can have their say after an application was lodged for a mixed-use development including a medical surgery, eight units and a cafe.

Submitted on behalf of Sunshine Coast orthodontist Dr Vas Srinivasan, the development proposal was put under public notification for being “inconsistent” with the site’s zoning of Medium Density Residential under the Sunshine Coast Planning Scheme 2014.

Dr Srinivasan already owns Invisible Orthodontics at the 64 Nicklin Way site which he wants to redevelop and double in size, and also build an eight-unit apartment block and a food outlet on neighbouring blocks.

Plans for a medical surgery, eight units and a cafe on Nicklin Way at Parrearra have been lodged with council and put under public notification.

A house and two units would need to be demolished for construction on the mixed-use development.

According to the application, the expanded orthodontic surgery will include a reception, two exam rooms, two consulting rooms and a staff recreation area.

Kindergarten, Sippy Downs

Prominent developers Evans Long have revealed their plans for a new, 44-place boutique kindergarten and adjoining health centre to be built in Sippy Downs.

The development application was lodged with council on January 18 by Evans Long to establish the 4448sq m centre located opposite their existing Sippy Downs Early Learning Centre which opened in 2020.

Evans Long director Matthew Evans said the $5.5m centre on Fairfax St would cater for older children about to transition into Prep.

The proposed building consists of an administration office and the shop tenancy downstairs, with two educational rooms holding a total of 44 children upstairs.

Mr Evans said the “pretty special” design included an open-air play area and large windows to allow natural light in the classrooms.

Subject to council approval Mr Evans hoped the development could be completed by August, 2022.

Seasons IGA, Pelican Waters

The developer of a new “up-market” shopping complex has revealed how the $10m development will service the changing demographic of one of the Sunshine Coast’s fastest-growing suburbs.

Subject to council approval the 1240sq m proposed Seasons IGA will adjoin the new Pelican Waters Marina and be adjacent to the Marina Village development which includes a medical practice, allied health services, shops and restaurants.

As a Pelican Waters resident himself developer Grant Kennedy of Kennedy Property Group said the store would fill a gap in the market for higher-quality produce and become a “huge asset” to the waterfront suburb.

Mr Kennedy said the Pelican Waters proposal will be similar to the Noosa Junction store by featuring “boutique” offerings including a cheesemonger, an in-house florist, a kombucha fountain, organic meat, fresh seafood to reflect the waterfront location and DIY cold-pressed juices.

Pet resort, Tanawha

A Sunshine Coast couple have revealed their plans for a luxury pet resort promising to pamper residents’ furry friends in a “Balinese” retreat-style facility.

The development application lodged with Sunshine Coast Council on January 14 proposes to build the high-end, short-term accommodation for dogs and cats on 134,400sq m of land in Tanawha.

Owners Kristyn and Brendan Williams said the design for their $650,000 Paw Seasons Resort and Daycare would accommodate about 54 dogs and 20 cats inside five dog villas and two cat buildings.

Ms Williams works in the luxury travel industry and after struggling to find comfortable accommodation for her “first born” Bichon Frise, she made it her dream to offer pet owners an option way beyond a traditional kennel.

Pets staying at the proposed resort would enjoy their own separate rooms with beds, reverse-cycle airconditioning, ceiling fans, an air purifier, insulation and video surveillance.

Subject to council approval, Ms Williams hoped construction on the resort would be completed by September when the travel industry is expected to rebound.
