Dr Vas Srinivasan lodges plans for Invisible Orthodontics expansion, units

Residents can have their say after an application was lodged for a mixed-use development including a medical surgery, eight units and a cafe.
Submitted on behalf of Sunshine Coast orthodontist Dr Vas Srinivasan, the development proposal was put under public notification for being “inconsistent” with the site’s zoning of Medium Density Residential under the Sunshine Coast Planning Scheme 2014.
Dr Srinivasan already owns Invisible Orthodontics at the 64 Nicklin Way site which he wants to redevelop and double in size, and also build an eight-unit apartment block and a food outlet on neighbouring blocks.
A house and two units would need to be demolished for construction on the mixed-use development.
According to the application, the expanded orthodontic surgery will include a reception, two exam rooms, two consulting rooms and a staff recreation area.
“Modern” architecture will be applied throughout the two-storey design, with the front façade feature applying a rigid matte black finish contrasted by natural timber recesses.
The food and drink outlet would front the corner of Nicklin Way and Sunbird Chase and feature an upper level terrace area for dining.
This terraced area will use translucent roofing over a pergola structure to enable “considerable natural light” into the space.
The eight apartments will each have two bedrooms and a balcony, with an upper level communal clothes drying area.
A total of 44 car parks will be included in the development, with 12 for the residents, 28 for the health centre and four for the cafe.
Despite the conflict with the planning scheme, the application states the development would be an appropriate use of the land located on the busy road.
“The delivery of a pure residential product on the site, as anticipated for the site under the planning scheme, is significantly impacted by the road noise impacts associated with the Nicklin Way,” the application said.
“The proposed development presents a more appropriate outcome, that mitigates the road traffic noise impacts.”
