Two Maroochydore op shops are set to be demolished to make way for a “vibrant, high-intensity” unit tower under new plans for the prime corner site.

Less than 12 months after purchasing the Aerodrome Rd block in a $3m deal, development company Capital 22 has lodged an application with Sunshine Coast Council for a mixed-use development.

It would be built across two blocks currently home to op shops Neighbourhood Aid and the Salvation Army Family Store.

Capital 22 – directed by Cameron Hall and James Gallagher – has proposed a “high intensity” 104-unit architecturally-designed development with several storeys of offices as well as retail and food outlets.

Adams and Sparkes Town Planning lodged the planning report on behalf of the developers which said the 40m tall tower would be built across the corner blocks facing Aerodrome Rd, First Ave and Fairway Dr.

“The site is a key corner site located at the gateway entry point to the Maroochydore Priority Development Area, which is the emerging CBD of Maroochydore and more widely the Sunshine Coast,” the planning report states.

“The proposal represents a vibrant, high intensity mixed-use development with a podium and tower built form.”

They purchased 132 Aerodrome Rd – home to Neighbours Aid op shop – in 2021 for $3m.

It was three years after the company secured the neighbouring 134-136 Aerodrome Rd block – the location of the Salvation Army Family Store – for $3.55m.

The deals gave the developers a 3468sq m site near the Maroochydore City Centre.

Planning documents state the building, about 1.2km from Maroochydore Beach, would feature 104 units, including 16 three-bedroom and 88 two-bedroom.

The company applied to allow for short and long-term accommodation at the complex.

The 13-storey building would have three floors of office spaces and five food and drink outlets on the ground floor.

Also proposed was a communal area with a pool on the fifth storey and a rooftop gym and outdoor area.

It would have 267 carparks and 15 motorbike parks.

“The development includes substantial office and retail space, and high density residential apartments consistent with the intent of, and providing a sense of arrival to, the Maroochydore CBD,” the application said.

“Whilst recognising the site’s city centre location, the development also reflects the beachside character of the local plan area by extensive integration of landscaping and implementing a light coastal colour scheme.”

The report said the proposed development would generate 78 new vehicle trips during peak hour and up to 780 vehicle trips per day.

The application was code assessable so would not be subject to public comment.

The developers were approached for comment on the proposal.
