Rural subdivision property plans for Norpine Road, Bungundarra

A rural Central Qld property sold for $2.2 million in January and now the owner has lodged plans for a 28-lot subdivision with blocks from 2.5ha up to 21ha.

Plans for a rural subdivision have been proposed for a block of land at Yeppoon that sold earlier this year for more than $2 million.

The 220 hectare property, lot 46 on Norpine Road at Bungundarra, was sold by Ray White Yeppoon for $2,227,500 in January.

A development application has now been submitted to Livingstone Shire Council to subdivide the property into 28 lots.

The plans show the lots are rural lifestyle size, with 14 lots about 2.5ha, three lots 3.5ha, five lots between 6-8ha and a handful of other sizes as big as 12, 15 and 21ha.

The development, if approved, will go right through to the connection with Daly Creek Road and is to be split into six stages.

An additional no-through road, only for the use of local residents, will be constructed along the western boundary of the property to provide access to the lots in stages one to three.

The new road has been determined by following existing access track runs, which in turn creates minimal clearing, and is expected to be speed limited to 60km/ph.

The planning report notes various areas of the property have been mapped as “locally significant vegetation”.

It is stated the subdivision has been designed around the existing vegetation lines and with minimal clearing works in mind.

A report on bushfire hazard has also been included as part of the application.

It is noted all lots will have direct access to a constructed road, which would provide an evacuation route in the event of a fire and all lots will cater for emergency vehicle access and be connected to the council‘s reticulated water supply network.

Firebreaks will also be maintained around areas of “hazardous vegetation” and there will be fire hydrants installed throughout the new road network.

“The subdivision layout is appropriate for the land and has been designed with respect to existing natural features, significant environmental values and drainage lines,” the planning report states.

The report will now be assessed by council’s planning officers.

MORE YEPPOON DEVELOPMENTS

Multiple stages of residential subdivisions are underway with new stages 7 and 9B2 at The Shoals at Lammermoor, 14 lots at Adelaide Park and at Pacific Heights, 14 lots at Pacific Outlook and 351 lots at The Pines.

Plans were also lodged in January for a mixed-use, six storey, 28 two-bedroom apartments development in Arthur Street in Yeppoon’s CBD.

Some smaller developments have also been proposed in the coastal town, with six individual units on Rockhampton Road and a three-storey development with ocean views on Kerr Street at Meikleville Hill.

Townhouses have been proposed on John Street, across from Yeppoon’s Main Beach.

National firm Paynters were appointed this week as builders for the $20 million Keppel Bay Sailing Club Convention Centre project.

Work is also expected to begin in the next few months on Mint Apartments, the seven-storey, 45-unit development next to The Strand Hotel.
