List: Farms in Victoria that have recently sold for top prices

THE autumn property market is running hot with farms across the country selling for record prices.
Low interest rates, strong seasonal conditions and commodity prices as well as investor appetite is said to be behind the red-hot market – which experts believe shows no signs of stopping anytime soon.
Our list shows which farms have recently made whopping prices on a per hectare, or acre, basis.
WIMMERA – MARNOO
This cropping farm at Marnoo in the Wimmera sold for $3.9 million – equating to a whopping $15,445 a hectare, or $6253 an acre.
The price is believe to be a new record.
The 252ha property, Kabinga, was sold under the hammer and purchased by a local farming family from the Wimmera.
Selling agent Michael Fratin from Elders said the property was one of the best in the district.
WIMMERA – MIGA LAKE
Another Wimmera property that sold for a huge price was a grazing farm at Miga Lake.
The 375ha property sold for $6.65 million – equating to $19,164 a hectare, or $7758 an acre.
It smashed price expectations, which were anticipated to be more than $4000 an acre.
The property had been in the hands of the same owner, who was selling due to retirement, since 1966.
WESTERN DISTRICT – YALLA Y-POORA
A farm near Skipton at Yalla-Y-Poora in Victoria’s Western District sold for a record price.
The 179ha cropping and grazing property, located on St Marnocks Road, sold under the hammer for a whopping $23,588 a hectare or $9550 an acre.
The property was purchased for $4.22 million by a farming family from the area.
SOUTHWEST VICTORIA – TERANG
A livestock farm in southwest Victoria sold for nearly $6 million — equating to
a whopping $17,529 per hectare.
The 340ha property, Gwinganna at Terang, sold under the hammer.
Gwinganna is located just 5km from the township of Terang and features a homestead built in 1980, set among a mature-treed parklike garden.
NORTH EAST VICTORIA – TALLANGATTA SOUTH
A dairy farm in North East Victoria sold for $4.9 million – equating to more than $37,000 a hectare, or $15,000 an acre.
The 132ha property, Pehuen Park at Tallangatta South, sold under the hammer and smashed price expectations by almost $1 million.
It had an asking price of about $4 million when it was listed for sale earlier this year.
WESTERN DISTRICT – STRATHKELLAR
A farm near Hamilton smashed price expectations selling for a new district record.
The 152ha grazing property, Tarrellar Park at Strathkellar, made $3.41 million – equating to $22,341 per hectare or $9045 an acre.
Tarrellar Park had an asking price of $2.7 million to $3 million.
The property had been owned by Ian and Kay O’Connell for 15 years and was snapped by Cavendish farmer Tony Astbury, after five bidders sought to secure the farm.
