THE rural property market’s autumn selling season is off to a roaring start, with one sheep and grazing farm in the Wimmera selling for $6.65 million – equating to $19,164 a hectare, or $7758 an acre.

The Miga Lake property, spanning 357ha, sold under the hammer last week and smashed price expectations, which were anticipated to be more than $4000 an acre.

The property had been in the hands of the same owner since 1966, who was selling due to retirement.

Selling agent Max Brown from Nutrien Harcourts said prior to the sale he anticipated the property would be keenly sought after because it was bounded by two sealed main road frontages and was in the renowned Wimmera cropping district, where properties are tightly held.

It also has an adjoining long-term Crown lease over a further 40ha.

Meanwhile, a cropping and lifestyle property at Redesdale has been listed for sale for $2.95 million.

The 97ha property is for private sale and has been owned by Heather Carmody and Anthony Baird since 1994.

The property will be featured in The Weekly Times’ autumn property focus magazine next week.
