A FARM northwest of Ballarat has been listed for sale with an asking price of more than $15 million.

The 480ha irrigation property, Achentee at Waubra, will be sold via expressions of interest.

Selling agent Danny Thomas from LAWD said the district was renowned for the soils and water with neighbours growing potatoes, but the development of Achentee set it apart.

“The property has a first-class irrigation development including nine kilometres of underground pipes to 27 irrigation delivery points with 19 centre pivot sites,” he said.

“Water is delivered to fields by five towable pivot irrigators and is supplied by three surface water storages and five groundwater bores.

“With the soils and the water here, both irrigation and rainfall, you can chase the higher value crops like poppies, or you could simplify and crop winter crops like wheat or canola, chasing (cereal) yields of up to 10-12 tonnes/hectare.

“You could also grow dual purpose crops and incorporate grazing, and the owners have grown a range of crops including potatoes and carrots.”

An additional income source comes from 12 wind turbines, which generate an annual lease income of almost $105,000.

Improvements include a three-bedroom renovated weatherboard house, a large machinery shed with a concrete floor, shearing shed and yards, two hay sheds, other shedding and 216 tonnes of on-farm grain storage including four, 54-tonne Jaeschke silos.

Mr Thomas said the property could be considered by a range of potential buyers including those who were looking for a new base for growing vegetables as they were pushed out of areas west and north of Melbourne.

“This is an intensive operation which could create high value returns,” he said.

Achentee is four kilometres from Waubra, 19km from Beaufort and 32km from Ballarat.

Meanwhile, a 152ha grazing property at Strathkellar sold for $3.41 million under the hammer last week — equating to $9045 an acre.

The property, Tarella Park, sold by Ian and Kay O’Connell, is believed to have set a new benchmark price for the district.

It was sold by Andrew Dufty from Charles Stewart.
