A waterfront trophy home on an exclusive Sunshine Coast island that has a 10-car garage built into its basement has fallen just short of a suburb record.

The home at 115 Mooloolah Drive, Minyama sold for an eye-watering $6.45m but fell $500,000 short of the suburb’s record price.

It was sold through G1 Property principal Simon Guilfoyle who said it was a “cracker”.

The CoreLogic data showed the Minyama record was set in February 2020 when 12 Minyama Island sold for $6.95m.

Mr Guilfoyle said the new owners had been looking for a “trophy” property and paid its listed price.

“The new owners already own property on the Coast but were looking to upgrade. When they saw this, that was it,” Mr Guilfoyle said.

“The fixed price was $6.45m and they paid in full pretty quickly.”

Mr Guilfoyle said the previous owners planned to move back to Victoria when the pandemic subsided.

He said the deep water property was undervalued compared to northern counterparts in Noosa.

“This one was ahead of its time when it was built in 2009,” he said.

“The basement alone. They used every square inch of the land.

“It has 10 car parks, an internal lift over three levels. It’s a beautiful, opened planned property.

“It’s pure luxury from top to bottom.”

Mr Guilfoyle said the resort-style pool was the best one he had seen in 25 years in the industry.

The sale came just weeks after Mr Guilfoyle settled the sale of a River Esplanade apartment for more than $7 million.

He said he had settled more than $19 million in property in the past three months.
