1970s Shelly Beach home tipped to be bulldozed after rare property sale

An original Sunshine Coast home, one of only 25 in the suburb with direct beach frontage, has come onto the market listed for $2.9m, but is tipped to be bulldozed by whoever snaps it up.

An original 1970s Shelly Beach home, one of 25 in the suburb with direct beach frontage, has come onto the market and likely to be bulldozed should it sell.

The three-bedroom home at 16A Victoria Terrace, Shelly Beach has been listed through Ray White Caloundra with a price guide of $2.9m.

Ray White Caloundra principal Andrew Garland said he expected the home to be demolished to make way for a new, potentially elevated build if it sold.

Mr Garland said the home was one of just 25 in the suburb with direct beach frontage.

He pointed to two similar sales along Watson Street in Currimundi where two homes with direct beach frontage were demolished after multimillion dollar-plus sales.

“Given its location, I’m expecting the new buyer to demolish it. It has a lot of upside as a rebuild,” Mr Garland said.

“The home was built back in the day, and is in original condition.

“The block is elevated so it’s a great opportunity to build it up for that ocean view.”

It comes after concerns were raised by the community after several brick and beach houses were knocked down to make way for units.

Some said the region’s character was at risk while others argued the changes were necessary for future growth.

Mr Garland said property with direct beach frontage was traditionally tightly held.

“In Caloundra, you’ve got a little stretch along Shelly with about 25 homes, then 20 or 30 along Dicky Beach and 20 along Currimundi, so less than 80 beachfront properties like it,” he said.

“They don’t come up too often.

“It’s just a great opportunity to jump on.”

Mr Garland said the owners of the property had rented it out after purchasing it in 2014.

CoreLogic data showed the owners paid $1,220,000.

A title search of the property showed it was owned by Susan Maclean.
