$220m residential, commercial towers pitched for Maroochydore CBD

Developers have revealed their $220m plans for two residential towers in the heart of the Sunshine Coast, providing more than 250 apartments as well as a plaza, food premises and potentially even a supermarket.

Plans to build two residential towers as part of a $220m project in the heart of the Maroochydore CBD has been revealed by a major developer.

Walker Corporation lodged its application with Economic Development Queensland to build the set of two towers alongside a three-storey building.

The application outlines plans for multiple dwellings, short-term accommodation, office space and food, bar and shop premises at the 6715sq m site at First Ave and Future Way in the Maroochydore City Centre.

This area is designated as a core business precinct.

Documents list the total cost of the project to come to $220m.

If approved, the residential towers would offer 251 homes, 2162sq m of retail space and 382 car parks across the site.

Documents show the apartments will be split into 55 one-bedroom units, 111 two-bedroom, 80 three-bedroom — including 11 townhouses — and five four-bedroom units.

The architectural designs have been inspired by the region’s natural coastal formations and the “flowing lines of the Maroochy River”.

“The towers are carefully oriented to capture breathtaking views of the ocean, river, hinterland, and city, ensuring residents can fully appreciate the natural beauty of their surroundings,” documents state.

The ground level of the residential towers will provide two commercial tenancies that will potentially accommodate a supermarket, bar or food premises as well as a plaza for social gatherings.

The “podium level”, encapsulating four floors, will include the townhouses, apartments and communal areas and the floors above will house the remaining units.

The rooftop will also provide recreational facilities.

Documents show the separate three-storey commercial building is intended to offer three commercial tenancies and office space on the upper floors.

The proposal describes the built form to set a “new standard for premium residential living” within the CBD by showcasing its “design, functionality, sustainability, and subtropical living standards.”

“More than just a residential building, this proposal aims to create a vibrant and engaging public realm,” documents state.

The towers narrowly defy the building height limit of 60m, crawling to a maximum height of 60.85m.
