A respected Buddina couple’s home is for sale in an opportunity being pitched to “entry level” waterfront buyers in one of the Sunshine Coast’s most expensive streets.

A respected Buddina couple is selling their four-bedroom home in one of the Sunshine Coast’s most expensive streets in what has been described as an “entry-level waterfront” opportunity.

Buddina residents of more than 40 years Merv and Anne Paddison have listed 32 Adaluma Ave for sale for the first time since 2008 – when they purchased it for $1.2m.

Last year the street was identified as one of the most expensive on the Sunshine Coast with a median sale price of $4.5m.

McGrath Caloundra sales agent Bree Charles said the property was listed as entry level for waterfront buyers.

She said it was one of the more affordable Adaluma Ave properties because it was south-facing towards the canal, not the river.

North facing properties typically sell for more due to having river frontage.

“For this street the property is modest but it is in immaculate condition,” Ms Charles said.

The home features four bedrooms, three bathrooms, four car ports, a boathouse and a 7.5m pontoon.

Merv, a former Golden Beach State School principal and Anne, a retired Kuluin State Primary teacher, are well known in the area for their volunteer work with Sunshine Coast Turtle Care.

Now aged in their 70s, the pair planned to downsize, with their sights set on Bokarina Beach.

Ms Charles said the area was tightly held with few sales in the past four years.

“They are all house proud on that street,” she said.

“We’ve had a lot of interest from locals in Buddina.

“We’ve had some people from the same street also interested as well as one interstate buyer looking for a holiday home.”

Ms Charles said they expected the buyer to value the lifestyle in Buddina and its easy access to the river and beach.

“This is an opportunity for someone to live in an amazing street,” she said.

An auction will be held on Saturday, June 4, 2022.
