A Brisbane developer has scrapped plans for luxury townhouses at a prime Caloundra block to instead develop 26-units despite being in excess of the medium density zoning rules.

A Brisbane developer is scrapping plans for an “architectural masterpiece” townhouse project for a seven-storey unit complex at a Kings Beach corner block.

Karam Boutique Residential proposed to build the 26-unit development over two blocks at Canberra Tce, Caloundra.

The company revealed plans for the larger development to replace its previously approved four-townhouse project after it purchased the neighbouring 2 Canberra Tce in 2021.

Documents were lodged with Sunshine Coast Council earlier this month for the impact assessable project – which would give residents an opportunity to have their say.

It said the building would exceed the 12m height limit in the medium density zoned area.

However the planning report justified it due to the sloping land and the neighbouring high density zone which allowed heights of 21m.

“This boundary adjoins properties within the high density residential zone, therefore with the expectation to adjoin higher density buildings in the future,” the planning report said.

“We note, given the slope and adjoining zoning, the proposed development provides a building height that is consistent with the reasonable expectations of the local community and should be supported in this instance.”

The project would feature 24 three-bedroom units and two four-bedroom units, across two buildings, with basement parking.

The complex would be built on two blocks.

One block was vacant while the other would require the demolition of a 1981-built unit block.

Along with planning documents lodged for approval with Sunshine Coast Council was architectural designs from TMarshall Design.

It comes after Karam Boutique Residential last year advertised the project previously approved for 6 Canberra Tce, Coral Terraces.

The previous development was proposed by the former owners of the block and approved in November, 2019.

Karam Boutique Residential purchased 6 Canberra Tce for $850,000 in November, 2020 and advertised Coral Terraces for sale in July, 2021, starting at $1.7m.

The townhouses were described as being “architectural masterpieces” with four boutique-style homes with private rooftops and an option to include a plunge pool.

Karam Boutique Residential purchased the neighbouring 1981-built unit complex at 2 Canberra Tce for $1.3m in November 2021, according to property records.

Construction work was yet to start on Coral Terraces and the townhouses were no longer listed for sale.

The comment period – where residents can make submissions – had not yet started on the 26-unit development.

The developer was contacted for comment however did not respond.
