Units, townhouses: $100m invested into Nambour through developments

A Sunshine Coast suburb once known as “the armpit” of the region is receiving an investment injection with buyers of all kinds snapping up properties. See the projects coming:

Once known as “the armpit” of the region, Nambour is fast becoming a hotspot for investors and first home buyers.

With more than $100m being spent across development, infrastructure and health services, the future of this hinterland hub is looking bright.

Sales agent Frenchy Devos said the town of Nambour remained one of the most affordable places to buy property on the Sunshine Coast, making it popular among young buyers under the age of 40, as well as downsizers and investors.

“When I started to sell Nambour a few years ago it was known as the armpit of the Sunshine Coast ... now I’m actually looking at buying there personally as an investor,” Mr Devos said.

“Where else can you buy on the Sunshine Coast with two bedrooms for under $500,000?”

Mr Devos said with Nambour being an established town it already had all the “bits and pieces” that buyers are looking for including the train services, good schools, health services and a variety of shops.

“You’ve got everything you need in Nambour and it’s only a short drive to the beach,” he said.

“There are some interesting things happening in Nambour and I think it’s really cleaning itself out ... it’s really seen a positive change.”

Mr Devos’ advice to buyers looking in Nambour was to “be quick” as house prices continued to climb.

Median house prices for Nambour increased from $411,500 in 2020 to $545,000 in 2021, recording a 32 per cent jump.

“I would absolutely recommend Nambour as a suburb to buy, I think there is still more growth to come,” he said.

12-14 Maud St, Nambour

A 40-unit complex called the Pinnacle on Maud is already 90 per cent sold after being approved by council in January of 2020.

The 1,876sq m site has a frontage of 37m to Maud St and construction is well underway on the two-bedroom units over four levels.

Mr Devos is the agent for the $20m project with 50 per cent of the buyers coming from interstate.

“We have a young actor who has purchased a unit who believes Nambour is going to be the new hotspot of the Sunshine Coast,” Mr Devos said.

Pinnacle on Maud is located within close proximity to the Nambour CBD and has views of the hinterland.

Mr Devos revealed an application would soon be lodged for two additional townhouses in the Pinnacle development which would start at $695,000.

He said there had already been over 800 enquiries on the project.

3 Mount Pleasant Rd, Nambour

An application was lodged with the Sunshine Coast Council for nine three-bedroom units within a two-storey building.

The proposal was submitted on February 10 and is now subject to approval.

The site spans 2,936sq m and the project will include 20 car spaces.

2 Pine St, Nambour

A four-unit development was approved for Pine St on January 11, 2022.

The townhouses will have three bedrooms each.

The 1017sq m site contains a detached dwelling that will be demolished to make room for the units.

“The dwellings provide for generous openspace to be maintained between buildings to preserve a predominantly open feel,” the proposal stated.

“The design provides for on-site car parking to be located and designed such that it does not dominate the streetscape and avoids constrained land.”

18 & 20 Lamington Terrace, Nambour

Plans were lodged in July of 2020 to demolish a vet clinic and house to make way for a set of tiered, architecturally-designed units proposed to be built at the gateway to Nambour, nearby KFC.

Landowner Michael Woodcock seeks approval for 14 units to be built at 18-20 Lamington Tce.

The application states the sloped site is 1620sq m, adjoins low-density dwellings and is surrounded by a range of commercial land uses in the broader Nambour area.

If the development is approved, landowners Mr Woodcock and Marianna Connolly would seek to demolish Lamington Terrace Veterinary Clinic and a house currently on the site.

The first unit block would include six single-storey units across two levels, each with an open-plan living, kitchen and dining space adjacent to a patio, plus two bedrooms including an ensuited main, a bathroom, laundry nook and study nook.

The development includes 24 on-site car park spaces, two motorcycle/scooter spaces and four common bicycle spaces.

The application is yet to be approved.

11 Sydney Street, Nambour

A multi million-dollar apartment project for 18 units and an office at 11 Sydney St in Nambour is proposed to reach 15m and deliver views across the historic town.

The project was given council approval on November 19, 2021 and includes three units with one bedroom and the rest with two bedrooms.

It also features secure basement parking, lift access and a 60sq m office space.

Image Projects Group managing director Ryan Veitch said he felt Nambour was ready for that style of development and he hoped it would invigorate the special entertainment precinct designated in the Nambour CBD – one of only two in Queensland.

Mr Veitch said the new project at Nambour CBD’s highest point would be worth about $7m when the value of the property and construction were taken into account.

He expected it to take about 10-12 months to build.
