A quiet street in Golden Beach could soon welcome a new short-term accommodation development, if council give the go-ahead on the plans.

The application that was submitted on behalf of Sam and Andrea Floriani on January 28 said despite the duplex being used as holiday accommodation, it would not cause “noise related environmental harm” or “nuisance” to surrounding residents.

The Taylor Ave proposal seeks approval for two dwellings, each including three bedrooms, a double garage, bathrooms, laundry, media room, kitchen and living area.

Each unit will have a private open space area in excess of 50sq m, accessed off the ground floor main living area.

The first unit will take up 227.6sq m, while the second unit will be built on 211.9sq m.

According to the proposal, the design of the units incorporates a mix of finishes including rendered brick veneer, linear cladding and corrugated iron roofing.

“The proposed units have been designed to provide a comfortable, spacious and functional living space for residents,” the proposal stated.

The windows and sliding doors in the design have been placed in locations that will maximise breeze but also protect privacy.

The units also supposedly take the surrounding residents into consideration with regard to impact on their view and how the development would overlook into other properties.

“The development has been designed and located to make a positive contribution to the streetscape and buildings are both functional and attractive,” the proposal reads.

“The units propose a sustainable design that responds to the region’s subtropical climate and will contribute to the character of Golden Beach.”

The application maintained that providing short-term accommodation in Taylor Ave would not impact the area by causing noise or light pollution and stated that the zone had already been developed with “multiple” unit blocks.
