Nirimba’s The Avenues precinct released in Sunshine Coast Aura development

Stockland has released its latest premium neighbourhood within Caloundra South, featuring larger blocks for homes with up to three-car garages and wide roads.

More than 150 high-end homes on larger blocks are being added to Caloundra South, a major residential development touted as the first new city in Australia to be designed to the world’s highest sustainability standards.

Developer Stockland has released The Avenues, its new premium precinct at Aura which once completed will be home about 69,000 people.

Stockland Project director Josh Sondergeld said The Avenues would provide an opportunity for locals looking to upgrade to their forever home, and was an attractive option for those in Brisbane and surrounds looking to relocate.

“It was great to see the interest from the community at our launch event,” Mr Sondergeld said.

Stockland’s Aura has 70km of walking paths and cycling veloways connecting the community and will eventually feature a 120ha regional park, 10 sporting grounds and parks and playgrounds within 400m walking distance of every home.

“The Avenues is Aura’s second premium neighbourhood, and its location in northern Nirimba means it’s close to natural bushland,” Mr Sondergeld said.

“This precinct includes a bespoke collection of home sites on private, low-traffic streets, with premium streetscaping and plenty of open green spaces where residents can embrace the outdoor, active lifestyle.”

The Avenues will feature 150 homes on blocks ranging from 434 to 908 square metres, larger than others in Nirimba which range from 375 to 420 square metres.

Adjacent to the northern Bells Creek Conservation Area, the Avenues has been designed by award-winning design and planning firm, Urbis, with the vision to take residential precincts to a new level.

Urbis director Matthew Franzmann said they have expanded the landscape experience by “using colour to provide definition and made it feel spacious with a clearly defined character”.

“It’s going to be a lovely place to live, and we look forward to seeing this exciting project become a reality,” Mr Franzmann said.

The Avenues will feature wider roads, with a unique curved road layout to reduce vehicle traffic in front of homes - which can accommodate up to a three-car garage.

The blocks are priced between $539,ooo and $659,000.

The release is a timely offering just prior to a PropTrack Market Insight Report released on April 5 which found the Sunshine Coast’s rental market has increased by 10.17% over the past year.

Brisbane rents were also up a massive 15.6% compared to March last year, the report stated.
