Sunshine Coast development: Stockland plans 2200 new homes in Caloundra South latest expansions

A new lakes precinct is among the latest expansion plans for Stockland’s $5bn city being created on the southern Sunshine Coast, with 2200 homes in the next phases planned.

More than 2200 homes are set to be delivered to the Sunshine Coast’s largest new housing estate after plans were submitted for two more major precincts in the Caloundra South development.

Development applications have been lodged by Stockland with Economic Development Queensland in February and March, 2022, seeking the green light to develop precincts 15 and 18 of its $5bn new estate dubbed Aura.

Eventually set to house 50,000 new residents, the two new precincts proposed are each planned to accommodate more than 1000 new dwellings.

Plans have been lodged for the first phase of the new Aura Lakes precinct and the next stage of the southern precinct within the 2310ha state government priority development area.

The two precincts span 70.87ha and 74ha respectively.

Planning reports commissioned by Urbis showed the expansion of the southern precinct at Bells Creek Rd, Banya, included mostly low-density housing with up to 1134 new dwellings proposed.

That comprised of 1036 standard homes, 24 duplexes and 50 multiple residential dwellings.

Allowance had also been made in planning for the Camcos rail project connecting Caboolture to Maroochydore via Beerwah.

Stockland project director Josh Sondergeld said plans had been brought forward in response to the demand for new housing in the region and the current land supply shortage.

“Aura is a highly desirable community, and we hope to be able to market to eager homebuyers within the next year and continue to grow with the community,” he said.

“Located in the suburb of Gagalba (Kabi Kabi derived word ‘shining place’), Aura Lakes will eventually be home to more than 6,000 families.

“With the lakes as its centrepiece, it will be surrounded by retail, commercial, residential and community parkland, all linked by Aura’s famous veloways.”

The precinct was planned in two stages and included four parks and a major linear district park alongside the Bells Creek South corridor.

The Aura Lakes section of the estate – made up of three precincts – is set to deliver 1108 new homes in its first stage.

The 74ha project at Bells Creek Rd, Gagalba, is planned to be developed in 47 stages.

More than 1000 residential dwellings and 38 duplexes have been proposed as well as a neighbourhood centre with shops, healthcare, gyms and restaurants among the envisaged services in the centre boasting 1500sq m of retail gross floor area and 1000sq m of commercial space.

A childcare centre, 400sq m park and 50 multiple residential dwellings were also included in the plans for the neighbourhood centre which would be developed in the final stages of the Aura Lakes precinct.

Entry to the Aura Lakes section would be via a wetlands feature which would double as vital stormwater storage.

The neighbourhood centre was proposed to be built alongside what would become a future state primary school, sports park and community centre.

The planning documents also revealed the possibility of an extension to the state government-declared priority development area.

A section of land between the current priority development area boundary and the planned Bells Creek Arterial Rd was earmarked as a “logical expansion” of the major development site on its southeastern boundary.

“The development layout ensures that where an expansion to the PDA boundary is undertaken, future development can integrate with and connect to the development proposed as part of this development application,” the documents state.

“Notably, this development application does not include land outside of the current PDA boundary.

“Any future development within the PDA expansion area will be undertaken as part of a separate development application and/or statutory process.”

Once finished the Caloundra South development was expected to comprise of more than 20,000 dwellings.
