A proposal to build more than 200 townhouses as part of a residential development in a vacant corner of a prominent suburb has been put before council for approval.

Plans to build 206 townhouses at 77 Power Rd, Buderim, were lodged by Town Planning Alliance on behalf of Azure Development Group to Sunshine Coast Council.

It is proposed the two-storey homes will take on a “high-quality architectural style” alongside “state-of-art” landscaping and communal facilities.

The 52,129sq m site is placed in a medium-density residential zone, within a currently developing area, with the proposal expected to “positively contribute” to the character of the surrounding locality.

Application documents label the evolving area as “well located” to urban centres, major roads, public transport and open space.

It is also noted there are multiple developments under construction within the proximity.

Offerings will range between one-bedroom and four-bedroom configurations, and its design is intended to reflect “Azure’s signature architectural aesthetic”.

The building height will be below 8.5m and a total of 434 car parks will be available, plans show.

Each unit will include private open space, ranging between 25sq m and 90sq m.

Documents show the communal areas will provide a 25m swimming pool with pool deck, recreational lawn space and lounge area, a pickleball court, gymnasium, sauna and work space.

Azure was described in documents as having an “extensive history of development” within South East Queensland, boasting “eye-catching contemporary designs, generous landscaping embellishments, abundance of open space and pedestrian-friendly links” within their projects.

“Azure maintains management rights over all their residential stock to ensure the final product retains their iconic aesthetic for the life of the development,” it is stated in documents.
