Four homes on the Capricorn Coast have sold for more than $1 million in 2024

Demand for million dollar properties at the beach continues to remain high, according to the region’s real estate agents. See the homes sold this year and why.

Four homes on the Capricorn Coast have been snapped up for more than $1 million already this year, with local agents commenting on how strong the market has remained.

The first high-end sale on the coast was recorded at Farnborough with 131 Wards Lane selling for $1.025 million on January 12.

Professionals Emu Park principal Kevin Doolan said he had about 30 inspections at the property and that it sold to a buyer from Armidale.

Mr Doolan said he sold the home to the sellers 42 years ago and that they had decided it was time to downsize.

“They are in their mid-80s and it’s just getting too much,” he said.

“They have a house in Rockhampton they are going to live in.”

Situated on a 45 acre block 10 minutes from Yeppoon, the property boasts a two-bedroom log cabin with an in-ground pool, a three-bedroom Queenslander and a large 3 bay shed.

Mr Doolan said the buyers were going to live in the log cabin and that some relatives might take up home in the Queenslander.

Mr Doolan also sold 38 Paradise Way, Emu Park, for $1.23 million on January 19.

“The second person that looked at it bought it,” he said.

He said the two-storey home sold to graziers from out west.

Situated on a 813 sqm block, the home is a short walk to the beach and boasts coastal views and breezes from the front deck.

“The house is only about five years old,” Mr Doolan said.

“It is a big house. It is very well appointed.

“It’s got four bedrooms. The one downstairs is separate, which you could make into a little flat.”

Rounding out the high-end sales in January, 35 Saltwater Court in Mulambin sold at the end of the month for $1.25 million through Adam Cook & Co.

Built by Craftsman Homes, the house is situated on a 1558 sqm block and boasts five bedrooms, three bathrooms, theatre room, open plan living area, second living area that connects to the outdoor patio, pool, 12m x 9m shed and more.

Most recently 61 Emu Parade in Barmaryee sold for $1.5 million on February 14.

The Agency CQ sales agent Anna McPherson said she had a huge amount of interest in the home before it sold.

“I had over 90 inquiries on the property,” she said.

“We did have a lot of strong interest from the Emerald.

“I also had buyers from Adelaide and northern New South Wales.

“After being on the market for 2.5 months we received multiple offers to purchase.”

Ms McPherson said the three and one-quarter acre property sold to a buyer from the Capricorn Coast.

The property boasts a four-bedroom, two-bathroom home with an office, kitchen, open plan dining, lounge room, laundry, back patio, self-cleaning pool, granny flat and dam at the back of the allotment.

It also had a 27m, high clearance shed.

“Such a rare piece of land on three and a quarter acres,” Ms McPherson said

“The person that gets to own is just so lucky.

“It’s beautiful. It is so exceptionally well kept and cared for.”

Ms McPherson said acreages were in “absolute high demand”.

“People since Covid are looking for that extra space,” she said.

“They don’t want to be close to neighbours, they don’t want to able to see them.

“They want the pool, they want the shed.

“Since Christmas I have had an increased amount of inquiry on that property because there’s not a lot of stock around either. Listings are super tight in the market.

“My advice to buyers would be if you like a property, jump on it and go for it. Don’t hesitate because listings are tight. By the time you make up your mind about it, it’s gone.”

More than 60 homes on the Capricorn Coast sold for $1 million or more in 2023.

She said she thought coming into the New Year things would slow up.

“But due to the lack of stock, I have had an increased amount of inquiry on things and it’s super diverse,” she said.

“It’s very much coming from people moving into the area.

“I am seeing a lot of blue collar workers looking at securing houses from areas like Brisbane, Toowoomba, even north coast of New South Wales.”

Mr Doolan said the residential market was “very strong”.

“(There’s a) lack of listings, more buyers than sellers,” he said.

“Across the board is very strong.”
