One hundred and ninety six new units for people aged over 55 could soon get off the ground in Gladstone if a development application gets the green light from council.

Documents for the proposed development were recently lodged with Gladstone Regional Council.

According to the plans, the development is associated with the master-planned Philip St Communities and Families Precinct.

The development would be built on a five hectare block of land on Dave Burns Drive in West Gladstone.

According to the plans the 196 units would comprise of six three-storey apartment buildings, with one and two bedroom apartments, contributing to 162 of the total units.

There would also be 26 single storey villas, also with one or two bedrooms.

Each of the villas would have its own undercover carpark.

Floor plans of the apartments show each unit would have its own balcony, with ground level units having a small garden area.

The ground level would also have timber fencing.

As well as the units, the proposed development would also include a block for four commercial tenants and a support services building.

The development would also include a number of communal green spaces.

The proposed development is a one kilometre walk from Gladstone Centre Plaza, which has supermarkets and other specialty stores.

The area is also well connected by road networks and has bus stops close by.

The development has been a few years in the making.

In 2021 Gladstone Regional Council and Gladstone Central Committee on the Ageing signed a memorandum of understanding to investigate over 55s independent living and accommodation options for the site.

As part of the MOU council and GCCOTA were to collaborate to undertake a feasibility analysis addressing criteria such as the need for affordable independent living rental accommodation for over 55s in the Gladstone region and the suitability of the land at the Philip St Precinct.

Council were also providing up to $50,000 (excluding GST) for GCCOTA to engage an appropriately qualified consultant to undertake the feasibility study.
