Locals and interstate investors have splashed millions of dollars on a trio of key commercial property sites across the Noosa region in competitive conditions.

Interstate and local investors have splashed millions of dollars after a handful of key commercial sites in the Noosa region sold under the hammer.

March proved to be a “triple threat” of auction success for Ray White Commercial Noosa and Sunshine Coast North with the sale of three properties totalling $5.475m.

Agents Tracey Ryan and Dave Brinkley sold the Pomona CBD, Tewantin and Gympie Tce, Noosaville properties.

“In one of the quietest times of the year and with an election pending and other uncertainty, Ray White Commercial Noosa and Sunshine Coast North has sold three very diverse properties under auction conditions,” Ms Ryan said.

Adjoining professional suites 3 and 4/253 Gympie Terrace, Noosaville, were offered to the market together and sold for $1.75m.

They sold to a local investor who planned to base their offices out of the prime sites.

Ms Ryan said the auction exceeded the vendor’s expectations.

“The successful buyers secured the property against multiple bidders and several post-auction buyers who were onsite with cheque books in hand,” she said.

Meanwhile two of Tewantin’s last remaining land parcels in the CBD, at 23 and 25 Sidoni St, sold prior to auction for $2.9m.

With business centre zoning, Ms Ryan said the sites offered a wide range of potential uses, including retail, commercial or residential.

The winning bid went to a local developer.

He said a mixed use commercial and residential development was planned with work hoped to start within 12-18 months.

“The inquiry was from serious commercial investors and developers with long term commercial experience on the Sunshine Coast. The sales were in line with our market expectations,” Ms Ryan said.

Two CBD retail lots in Pomona sold under the hammer for $825,000 to an interstate commercial property investor.

The 409sq m space at lots 1 and 2 at 4 Memorial Ave received strong interest partly due to its long-term tenants, a butcher and a fruit and vegetable store.

Mr Brinkley said the properties achieved four registered bidders.

“In a town where commercial land is held tightly and seldom changes hands, it is not surprising there was keen bidding at auction for the two Pomona lots,” he said.
