An op shop and indoor plant store are set to make way for a five-storey hotel development on prime Maroochydore land.

Experienced Sunshine Coast developer Mal Pratt’s latest project can be revealed after documents were lodged for Sunshine Coast Council approval.

The Aerodrome Rd and Parker St development would include a hotel, offices and retail across five storeys.

Documents were lodged by consultants on behalf of Aero36 Pty Ltd this month for the project.

Mal and Judith Pratt and Leanne Jones are listed as directors of the business.

The development was proposed to be built on several blocks including 36 – 46 Aerodrome Rd and 44 – 48 Parker St.

Some Aerodrome Rd stores would be demolished to make way for the office building including Mingary Care Op Shop – formerly named Sunshine Hospice Op Shop, and Sunshine Coast Hearing.

Town planners Murray and Associates lodged the development documents with the council on behalf of Aero36.

The planning report said the project proposed for the 5,576sq m site would have 62 office spaces, two retail spaces, one pub or tavern and a rooftop terrace restaurant.

The hotel would be located on the ground floor as well as the two stores and levels one and two would have visitor carparking as well as some office tenancies.

“A plaza and central podium terrace areas are provided at the site’s Aerodrome Road frontage to provide interaction with the street,” the report said.

“All shop/office tenancies have been provided with glass windows and openings along the street frontages, which will activate both frontages.

“The active ground level uses improve casual surveillance opportunities, increase interest in the area and improve the overall amenity of this key site.”

The application was code assessable so does not require public consultation.
