One of Toowoomba’s western suburbs could soon be home to a three-storey commercial and residential project, which would add 30 short-term and permanent unit dwellings to the market.
Brisbane investment firm 360Collective last week lodged plans with the Toowoomba Regional Council for a mixed-use development on a vacant parcel of land on Erin St in Wilsonton.
As outlined in the report by Steffan Town Planning, the project would include two ground-floor office tenancies, with 13 short-stay units and 17 permanent dwellings spread across the top storeys.
“The residential component of the development will comprise of a mixture of short term accommodation, and long term residences in the form of units suitable for a dwelling house, NDIS, and OOA (onsite overnight assistance) spread throughout the first and second floors,” the report said.
“The units are self-contained and used for short term stay.
“Living areas of all units face directly north and east to achieve optimum orientation.
“The development makes provision for 42 carparking spaces with one motorcycle space and three streetcar parks.”
The units would be located just metres from the resurgent Wilsonton Shopping Centre, which has enjoyed significant investment from its owners in recent years.
The report argued the project was consistent with the land use intended for a major centre zone.
“The design has incorporates materials consistent with what would be expected within Erin St and is consistent with the streetscape character while setting a good example for what future development in the Wilsonton Centre should seek to achieve,” it said.
Because the application is code-assessable, no public notification is required to be carried out.
The proposal comes as both the council, developers, the state government and charities plan to ramp up unit development across the city to create new accommodation options, amid Toowoomba’s ongoing housing crisis.
