Ringwood’s Maroondah Highway transformed by high-rise buildings

From a “tired” precinct to a massive business and apartment hub with buildings of up to 19 storeys planned, Ringwood’s Maroondah Highway has transformed in recent years. See the full list of developments.

A new wave of high-rise towers on Maroondah Highway is set to transform Ringwood into a mini-CBD.

The highway runs through the suburb’s rapidly developing activity centre and has eight mixed-use buildings approved or under construction.

Ringwood was identified as one of nine metropolitan activity centres in the state government’s Plan Melbourne strategy to guide Melbourne’s growth for the next 35 years. Maroondah Council approved the activity centre’s masterplan last year, which had provisions for 10 “feature buildings” up to 15 storeys.

Two landmark projects at opposite ends of the centre – the 19-storey East End development and the 16-storey Ringwood Residences tower – both got the green light before the masterplan was approved.

They will dwarf Ringwood’s existing tallest building – the 10-storey 233 East apartment tower – which is also on Maroondah Highway and was completed earlier this year.

Two 11-storey developments are also planned – an office tower opposite Eastland and a mixed-use apartment complex facing Ringwood Lake Park.

The council’s director of strategy and community, Phil Turner, said the development activity was reinvigorating central Ringwood.

“The centre was looking very tired and wasn’t providing for all the needs for our community,” he said.

“By providing all this activation we are hopefully making it a better and more active place.”

Mr Turner said the redevelopment of Eastland and Ringwood railway station was the catalyst for the Maroondah Highway building boom.

“We always thought by invigorating the central component of the centre, you would have spin-off effects going up and down the highway and for the rest of the centre,” he said.

“We are excited that the plan is coming together.”

EAST END

28-30 Maroondah Highway

Three towers, one of which could be up to 19 storeys. Plans include a 200-room Marriott Hotel, public plaza, apartments, luxury penthouses and co-working space.

RINGWOOD RESIDENCES

301 Maroondah Highway

A $100 million, 16-storey tower which will include a 160-room Holiday Inn hotel on the first seven levels, followed by apartments.

Estimated completion: Mid-Late 2021.

EASTCO

110 Maroondah Highway

Eastland owners Queensland Investment Corporation are planning an 11-storey office tower on a block of land they own next to Ringwood railway station.

Estimated completion: 2021.

APARTMENT COMPLEX

293 Maroondah Highway

A permit has been approved for an 11-storey tower at the site of The Oven Twist restaurant, opposite Ringwood Lake Park. Details of the project are unclear.

Hotel with 103 apartment-style rooms over seven storeys and other amenities.

Estimated completion: 2021.

OFFICES

60-62 Maroondah Highway
Five-storey office complex leased by the State Government.

Estimated completion: June 2020.

ENTERTAINMENT COMPLEX

An $8 million, three storey building on the site of the former Club Dakota featuring a new nightclub, hot dog shop, tropical beer garden and function centre.

REALM EXTENSION

179 Maroondah Highway

Maroondah Council is leaving its ageing Braeside Ave offices for a new two-storey base connected to the library.
