A $5 million redevelopment including new units and a cafe has been proposed for a commercial site on Fingal Street at Brunswick Heads.
An existing bookstore, printing shop and workplace training centre, would be bulldozed to make way for a revamped two-storey tall mixed use development.
The project would include four three-bedroom apartments atop three new shops or other commercial ventures.
Two front tenancies would leased out to businesses, while the rear tenancy fronting Balun Lane would become a “bolt hole” cafe, providing “social amenity” to the precinct, developers state.
Opening hours for the commercial premises are proposed to be generally 7am-8pm and the site is due to include almost 20 car parks.
Town planner Steve Connelly states in the proposal there is a “strong demand” for “shop top housing” in Brunswick Heads.
He states the proposal would “encourage employment-generating development” and “contribute to the vibrant local centre”.
Mr Connelly said the proposal was designed to encourage pedestrian and cyclist usage.
“The proposal includes a publicly accessible breezeway and loggia – an outdoor corridor or gallery with a covered roof and open outer wall.
“While not technically a corner building, the proposal has been designed to address and respond to the public reserve to the northwest and the public library building to the south west,” planning documents state.
