Proposal to subdivide impressive Lennox Head hinterland property

An idyllic beachside Lennox Head property valued at almost $4 million could be chopped up to make way for new homes amid a housing crunch. See what’s planned.

A Lennox Head property with ocean and hinterland views could be chopped into seven lots if a developer gets the green light.

The 8000 square metre The North Creek Rd hinterland home is a two minute drive from the town centre.

The proposal with Ballina Shire Council is to subdivide into 600 square metre to 3000 sqm lots.

The site is just minutes drive away from Boulder Beach and Skennars Beach, and just south of Seven Mile Beach.

An existing single-storey brick home and two sheds would be bulldozed and all civil services would be connected to the new lots.

The property was last sold for $3.85 million in 2021, after its value jumped from $1.19m in 2016.

The median rental price in Lennox Head over the last 12 months is $850 per week, Realestate.com states.

Town planner Dwayne Roberts said in planning documents the subdivision would increase competition in the tight housing market if it goes ahead.

“Approval of the proposed subdivision will provide an extra stock of vacant residential lots in the Ballina Shire … and will provide additional and alternate lifestyle opportunities for existing and future residents,” he states.

“The construction of future dwellings on the lots will increase employment opportunities in the region, will have positive multiplier effects on the local economy and will increase Council’s rate base.”
