Monster $9.5 billion Caboolture West development starts to take shape

It will be years before works starts on the 3480ha development, known as Caboolture West but that has not stopped developers lodging applications with council to build thousands of new homes.

Once complete the new suburb will feature 27,000 homes, a town centre, six retail centres, TAFE, private hospital, three high schools and nine primary schools.

The new hub is about 5km west of Caboolture and Morayfield, bounded by the D’Aguilar Hwy to the north, Caboolture River Rd to the south and low hills to the west of Old North Rd.

It will not pop up overnight though with Moreton Bay Regional Council predicting the $9.5 billion development will take 40 years to be fully developed.

Before any major development works can take place a lot of key infrastructure will need to be built including sewers, water, stormwater and telecommunication towers – as well as major upgrades to the surrounding road network.

Here are the details of the pending development applications:

AV Jennings

This monster development featuring more than 8700 homes was one of the first lodged for the Caboolture West precinct.

The application was lodged by Peak Urban Planning & Survey on behalf of developer AV Jennings in August last year.

It proposes to subdivide 410ha of land between 649 Old North Rd, Bellmere to lots 14, 98 and 99, Old North Rd, Rocksberg and build 8700 homes.

The development is proposed to include a local centre precinct, retail services, a school, place of worship, telecommunications, healthcare services and emergency services.

It will cater for approximately 22,500 people – which is more than the suburb of North Lakes.

Lilian Ang bought the land for $1.25 million from Dinlex in 1991 and has given her consent for development.

Villa World

Villa World, the developers behind several estates in the Moreton Bay region including North Harbour (Burpengary East), The Meadows (Strathpine) and Acacia (Burpengary) have plans to build a 294 home estate at Hausmann Lane at Upper Caboolture.

The application, also lodged by Peak Urban, covers 32.34ha.

Lots sizes are proposed to range from 300 sqm to 670 sqm – with the majority at 400sq m.

“The proposed land use pattern supports a compact, walkable and sustainable community while ensuring integration and connections through to future local centres, neighbourhood hubs, local parks and open space,” the planning report stated.

Foreverlen/Lenvest Holdings

This application for 409-419 and 421-423 Caboolture River Road, at Upper Caboolture, does not provide a lot of detail.

The application, lodged by Peak Urban, states the plan is to subdivide the 64.58ha but it does not detail how many lots or the density of the proposed estate.

The application states it has been lodged to assist council assess what new infrastructure might be needed in the Caboolture West precinct.

Orchard Developments

Plans to build 266 homes on 16.42ha at 34 Craig Rd were lodged by Orchard Developments in March by Peak Urban.

Orchard Development’s website states the development is valued at approximately $55 million and will be built in five stages.

The majority of blocks will be between 400-450 sqm.

Baycrown

Baycrown had plans to build a 634-home development on two parcels of land at 531 Caboolture River Rd and 35 Craig Road.

Blocks are proposed to range from 400-450 sqm with a few sites more than 580 sqm and some smaller than 300 sqm.

The application, once again lodged by Peak Urban, will provide a link between the Villa World, Orchard Development and Forevelen/Lenvest Holdings developments.

All together the four applications cover approximately 160ha and will create about 2000 homes.

Portfolio Projects

With just 38 homes planned the application lodged by Portfolio Projects is one of the smallest estates planned so far.

The developer hopes to build the estate on 2.02ha at 29 Craig Rd.

Block sizes are proposed to range from 510 sqm and 335 sqm.

Stockland

The award-winning developer of North Lakes and Newport plan to build a 1950 home estate at Caboolture West at Litherland Rd.

Stockland plans to roll out the 175.4ha development over the next 30 years.

The proposals forms a link between the first and second phases of the Caboolture West precinct.

It will be rolled out in stages – the first of which is proposed to be a 206-lot estate.

Stockland also plans to build a bridge over the Caboolture River along a new arterial road which extends from Albert Cct.

It also plans to include sporting grounds, childcare centre, neighbourhood hub, retail spaces and green space.

Adome Pty Ltd

Moreton Bay Regional Council is considering an application from Adome Pty Ltd for a new estate at 449 Caboolture River Rd, Upper Caboolture.

The application includes a concept design for 96 housing lots of varying sizes and a further 128 homes in higher density styles.

It also proposes to build a neighbourhood hub along Caboolture River Rd.

This could include a childcare centre, service station or food and drink outlet.

All applications are still pending approval from Moreton Bay Regional Council.
