Land near an existing rural residential neighbourhood has been earmarked for a future service station, childcare centre and food outlet as part of the massive Caboolture West precinct.

Ascot-based company Adome Pty Ltd is seeking preliminary approval from Moreton Bay Council to create a new housing estate at 449 Caboolture River Rd, Upper Caboolture.

The proposal includes a neighbourhood hub along Caboolture River Rd, near the existing rural residential estate at Virginia Rd.

“This area is intended to contain Neighbourhood Hub services and uses that may include a future childcare centre, service station and/or food and drink outlet,” the planning report stated,

“These potential uses are well suited to this part of the site it is positioned on a highly visible location along the higher-order road.”

The site is situated on the eastern side of Craig Rd and is 8.8ha in total.

Around 1.6ha was in a flood plane and would be kept as open space.

Adome’s application included a concept design for housing that features around 96 lots of varying sizes.

Four of these lots were designated as “MUD sites” and would contain a further 128 dwellings at densities of up to 75 per hectare.

There was also plans for a 2500sq m park in the northern part of the site.

Adome’s proposal would join five other active applications proposals in the area that make up the first phase of development in Caboolture West, known as Neighbourhood Development Plan 1 (NDP1).

The other applications were from Stockland, Baycrown, Villa World, Orchid Developments, and Foreverlen/Lenvest Holdings.

Further west is a much larger site along Old North Rd that is subject to an application from AV Jennings, but would be considered for a future development phase.

For now, the council’s planning scheme does not allow new high density housing estates in the area and developers must apply to change this.

Once fully realised over the next 40 years, the $9.5 billion Caboolture West precinct is expected to house almost 69,000 people and contain 17,000 jobs.

It will contain six local centres, 13 neighbourhood hubs, a TAFE and private hospital, three high schools and nine primary schools.

Census data suggests Caboolture West will be bigger than provincial cities like Maryborough, Gladstone and Hervey Bay.
