Stockland reveals plans for 1950-lot housing development in Caboolture West

A major developer has revealed its hand as its giant $9.5 billion development north of Brisbane comes together, with plans for almost 2000 new homes being released as part of the 30-year project.

A MAJOR developer has played its hand in the massive Caboolture West development jigsaw with plans for almost 2000 new homes and a focus on environmental preservation.

Stockland, the award-winning developer of North Lakes, has proposed a 1950-lot housing estate in Caboolture West, along Litherland Rd in Upper Caboolture.

If approval, the company expects the 175.4ha development to be rolled out over the next 30 years.

Stockland’s proposal forms a link between the first and second phases of the Caboolture West precinct.

Once fully realised over the next 40 years, the $9.5 billion Caboolture West precinct is expected to house almost 69,000 people and contain 17,000 jobs.

It will contain six local centres, 13 neighbourhood hubs, a TAFE and private hospital, three high schools and nine primary schools.

Census data suggests Caboolture West will be bigger than provincial cities like Maryborough, Gladstone and Hervey Bay.

The Caboolture West Local Plan shows one of the new high schools would be within the footprint of Stockland’s development.

The natural characteristics of the estate mean that any housing development will be broken up by rivers, creeks and a north/south powerline corridor.

In fact, almost a quarter of the site would be dedicated to conserving the existing natural habitat and allow for passive open space areas.

This will allow Stockland to integrate its housing development with the surrounding natural elements.

“The development has responded to community expectations, addressing concerns with respect to development densities and consistency with existing character and amenity values, while maintaining a high degree of liveability through varied urban environments,” the planning report stated.

“The proposed development includes rehabilitation and offset planting of key areas and proposes revegetation of the Caboolture River Creek environmental corridor to provide a flora and fauna passage.”

Stockland is also planning to build a bridge over the Caboolture River along a new arterial road that extends west from Albert Cct.

While clearly a long-term project, Stockland hopes to kick things off in the next couple of years with a 206-lot estate east of the river, situated between this new arterial road and Litherland Rd.

Stockland becomes the sixth developer to apply to build within the Caboolture West Precinct.

AV Jennings has plans for a massive 8700-lot estate west of Stockland’s, running along the eastern side of Old North Rd, between the Caboolture River and Bellmere Rd.

The other four — Baycrown, Villa World, Orchid Developments, and Foreverlen/Lenvest Holdings — are situated between Caboolture River Rd and Caboolture River, near Craig Rd and Hausmann Ln.

These four form much of the first phase of Caboolture West, known as Neighbourhood Development Plan 1 (NDP1).

For now, the council’s planning scheme does not allow new high density housing estates in the area and developers must apply to change this.
