An ocean front home on the Capricorn Coast, steps away from the beach, has sold for $1.35 million to a local buyer.
The home at 7 Wattle Grove, Cooee Bay, sold in May through RMW Property Agents.
Principal Rory Wex said he picked up the property in April and sold it in a month.
Mr Wex said there was interstate interest in the property and that it sold to a Yeppoon buyer.
“Thy are going to spend some money on the property,” he said.
“They are going to do it up.”
He said the property was on a headland and boasted “uninterrupted, elevated ocean views”.
The property is located on absolute beachfront with “stairs at the rear that take you down onto the beach”.
Set over three levels, the property boasts three bedrooms and three bathrooms with water views from every room in the house.
The property also boasts large decks, kitchen and living areas opening to the ground floor entertaining area, Multiple entertaining zones overlooking the ocean back towards the CBD and Double lock up garage
CAPRICORN COAST PROPERTY MARKET ‘BUOYANT’
Mr Wex said the property market on the Capricorn Coast was still “very buoyant”.
“We are still considered to be great value for those southeast and interstate buyers,” he said.
“I believe they are still looking at property up here, particularly the higher end property, and seeing good value for money.”
He said while high-end sales were still getting completed, average days on market were a little bit longer.
“Average days on market on the Capricorn Coast is out to 57 at the moment,” he said.
“Previous average days on market were down as low as 10–14.
“ It just takes that bit longer to achieve that premium price.”
He said there was less urgency from buyers.
“Through the Covid period, buyers knew they were in competition but wanted to secure something pretty quick so they could move up or come and visit and have somewhere to use as a holiday or a new base.
“Whereas now buyers can come and go as they please.
“They’ve got time on their side which is just giving them a bit more time to make measured decisions.”

RORY WEX ACHIEVES STATE RANKING
