First glimpse at Civilivic plans for 21-lot subdivision at Jones Hill

Gympie’s Southside continues to be the place of choice for development growth with plans unveiled for a new subdivision near a popular school.

The western side of the Mary River continues to serve as the region’s growth corridor with new plans unveiled to open 23 new blocks of land near Jones Hill.

Developer Civilivic has asked Gympie Regional Council for permission to subdivide a 2ha Heilbronn Rd property opposite Jones Hill State School into 23 pieces.

Hinter Developments bought the land, about 5km south of the city centre, in January for $881,300, CoreLogic RP data records show.

A new cul-de-sac running off Heilbronn Rd will be built to open up the land.

The majority of new blocks will range in size from 620m sq to 870m sq.

Two blocks on either side of the entrance to the subdivision will be 1011m sq and 1769m sq in size.

The house already built on the land will be relocated to one of the newly created lots, which will all have water and sewerage services.

Civilivic’s proposal is the latest in a growing list of subdivisions across the region, including several at the Southside.

These include plans to open 72 blocks of land on a 6.4ha lot near Australia Dr, and a 21-block development approved to be opened up at Heritage Lane.

The applications come as the region continues to grapple with a housing crises which experts have said is forcing residents who have lived in the region for years to leave and creating extremely tight rental markets.

In the 2021-22 financial year the council approved the creation of 220 new blocks across the region through subdivision.
