Dozens of new houses could be on the horizon for the Southside, with plans revealed for a new 72-lot subdivision squeezed between four roads.

Noosa Heads-based Rojan Property Development has proposed opening the new housing development on a vacant 6.4ha block sandwiched between Sorensen Rd, Watson Rd, Australia Dr and Koumala Rd.

Several new roads will be built within the development, which will be accessed from Sorensen Rd.

Rojan’s development application to Gympie Regional Council says the block’s boundaries were established in 1989 with the intent to subdivide the land into low density housing with minimum lot areas of 2000m sq.

Under Rojan’s plan the blocks will range from about 600m sq to about 1172m sq.

If approved, the estate will be built in seven stages.

It is the latest subdivision proposed for the region, which has been in the grip of a rental and housing crisis, which experts say is forcing long-term residents out of the region.

One community services has reported it receives an average of 70 inquiries for help each month.

In the 2021-22 financial year the council’s planning department approved the creation of 220 new blocks through subdivision.
