Western District farm at Camperdown hits market for more than $47k per ha

A Western District mansion has been listed for sale with an asking price of more than $47,000 per ha or $19,000 an acre. Full details here, including its owners.

A mixed farming property in the Western District has hit the market with an asking price of more than $5.5 million – equating to $47,000 per ha or $19,000 an acre.

The 117ha property, Chocolyn at Camperdown, is being sold via expressions of interest.

It comes at a time when rural property prices have sky rocketed.

Chocolyn has been owned by Mark Grant and Steve Nagle since 2011.

The property features a neo-Gothic bluestone homestead and private 2km frontage to the Ramsar-listed Lake Colongulac.

The homestead includes eight bedrooms, three bathrooms, numerous living spaces including a grand dining room, sitting rooms with lake views and a library.

Last year, 160 Angus cows plus 40 replacement heifers were run on the property.

Originally an outstation of the Manifolds’ Purrumbete run, Chocolyn was purchased by William Adeney in 1843 who developed the land and built the first stage of the bluestone homestead around 1853.

“Over the years we’ve worked on structural improvements, attended to wiring, plumbing and roofing and further developed the interiors so that the design absolutely fits with contemporary living,” Mr Grant said.

The property is being sold by Matt Childs from Pat Rice & Hawkins.

It comes as farms in the Western District have sold for record prices recently.

Earlier this month, a 152ha grazing property, Tarrellar Park at Strathkellar, made $3.41 million – equating to $22,341 per hectare or $9045 an acre.

Tarrellar Park had an asking price of $2.7 million-$3 million.

And a 179ha cropping and grazing property at Yalla-Y-Poora recently sold for $23,588 a hectare, or $9550 an acre.
