Gippsland dairy farm at Fulham for sale for millions

A dairy and irrigation farm in the Macalister Irrigation District has been listed for sale with an asking price of more than $5 million. The property has a large water allocation.

A dairy farm in Gippsland’s Macalister Irrigation District has been listed for sale with an asking price of more than $5 million.

The 241ha property, Burrows at Fulham, will be sold undert the hammer next month.

The current owners have been milking 350 cows on the property but there is the potential to boost this number to about 550 cows.

The property comes with a water allocation of 377 megalitres of high security water entitlements through the Macalister Irrigation District and 151 megalitres of low security entitlement.

Both are pumped from the 3.5km of frontage the property shares with the Thompson River and the water alone is valued at about $1 million.

Selling agent Paul Bourke from Gippsland Real Estate said the existing land use as a dairy should not dissuade potential buyers looking to run a different enterprise.

“It may have been a dairy but there is every likelihood that someone will use it for grazing in the future,” he said.

He said the successful dairy operation run on the farm could be continued by the buyer, but its grazing potential was also a huge asset.

“There is the potential to run a grazing operation or grow fodder thanks to the irrigation water and infrastructure,” Mr Bourke said.

“The ryegrass high performance pastures give the property enormous flexibility.”

“If the buyers chose to run beef cattle, it would be possible to fatten 600 steers or even run 300-350 breeders if they wanted to, but it really is finishing country,” he said.

There is a rendered brick four-bedroom house and other staff accommodation.

Burrows will go under the hammer on May 20 and is being sold by LAWD and Gippsland Real Estate.

It comes as a dairy farm at Loch is expected to make more than $37,800 a hectare or $15,300 an acre.

The 140ha property, Glencairn at Loch in south Gippsland, has an asking price of $5.2 million to $5.3 million.

The property, owned by Phillip Ould, will be sold via private sale by Nutiren Harcourts.

It has been sharefarmed by Mr Ould and Paul and Louise Sherar – which have run 280 to 300 cows on the property.
