Byrgenna station sold for $20.7m, Rhonella Park fetches $14.4m at auction
Two Queensland cattle stations have been sold under the hammer to local buyers splashing millions to secure the properties.
Two Queensland cattle stations spanning almost 60,000ha have been sold under the hammer as Australia’s rural property market continues to show significant demand.
The 27,000ha Rhonella Park at Greenvale in Queensland’s Charters Towers region was sold under the hammer this week, fetching $14.4 million.
Fifty people attended the auction with six registered bidders and two active bidders trying to secure the key pastoral holding.
Desmond Bolton from the Gadara Station, also in the Charters Towers region was the successful bidder.
Nutrien Harcourts marketing agent David Woodhouse said the result was consistent with the region’s market expectations.
“Properties with genuine capabilities are attractive to the market and highly sought after,” he said.
“The property presented perfectly throughout the campaign after receiving recent rainfall.”
Earlier this week, a tightly-held south west Queensland cattle station was snapped up by a grazier farming family in an eight-figure deal at auction.
Byrgenna Station, at 8216 Ward Road, Augathella, was sold under the hammer at an online auction this week for $20.7 million.
Nine registered bidders vied for the 12,648ha farm with a grazier family based in Queensland’s Alpha region, three hours north of Augathella, lodging the winning bid.
The land was sold for about $1636 a hectare which is more than double last year’s median price of $682 a hectare in the neighbouring Blackall Tambo district.
Elders Rural Queensland South selling agent Keith Richardson said the sale exceeded expectations as cattle farmers in the region battled to secure more land.
“There hasn’t been a lot of land for sale in the district, so there was good competition,” Mr Richardson said.
“There hasn’t been a slow down in this rural property market, as you can see from the number of bidders we had.
“It is a unique piece of country with mixed pastures and in a highly considered area.
“It gathered a mix of interest in the farm with some from here and some from away.”
Byrgenna is home to a historic homestead, fenced into 10 main grazing paddocks and a mix of undulating soft red and black soil with creeks and run off flats.
The station has been conservatively stocked for many years, making it suitable for all phases of livestock production with a significant level of feed present.
The sale did not include livestock or equipment.
Earlier this year Queensland’s biggest landholders were revealed as the state emerged as a hot-bed for global and domestic investment as demand for Australian farmland reached fever pitch.
Meanwhile, Shell’s natural gas producers QGC listed adjoining farms at Wandoan in Queensland’s Western Downs Region for sale with offers tipped to reach about $70m.
