Municipality farmland values revealed in Rural Bank Australian Farmland Values 2022 report

New data reveals the median price per hectare for farmland in 332 Australian municipalities. See which regions are most valuable.

New data has uncovered which regions of Australia are home to the most valuable farmland.

In the past 12 months southwest Victoria was home to the state’s largest median price growth per hectare, exploding in value by 35.5 per cent according to the Rural Bank Australian Farmland Values 2022 report.

Gippsland recorded 28.8 per cent growth, the state’s northern region recorded a 25.4 per cent increase, while farmland values in northwest Victoria grew by 16.3 per cent.

Warrnambool Rural Bank agribusiness relationship manager Rachel Root said recent commodity prices have given local buyers confidence to invest in more farmland.

“Victoria’s South West region experienced a strong year in the property market off the back of another year of firm commodity prices which have boosted buyers’ cash flows,” she said.

“The property market appears set to remain relatively stable throughout the rest of 2022, however, a potential spike in interest rates along with the rising fuel and fertiliser costs could see demand begin to ease later in the year.”

Across the state, Wodonga was the most expensive farmland last year with a median price per hectare of $24,783.

The Bass Coast and South Gippsland Shire were the most valuable farmland in Gippsland at $24,714 and $21,722 per hectare respectively.

While in southwest Victoria, Moorabool recorded a median price per hectare of $20,237 and the Moyne Shire saw a median price per hectare of $17,270.

The southern regions of NSW also recorded extraordinary prices last year with a median price per hectare of $6425, a 28.2 per cent increase in 12 months.

Lockhart was southern NSW’s most expensive region with a median price of $12,705 per hectare.

The report also revealed farmland values across Victoria had increased by more than 30 per cent in the past 12 months.
