Shell’s QGC selling Queensland cattle farms for more than $70m

A 15,522ha Western Downs beef grazing aggregation has hit the market after a natural gas giant listed three farms for sale.

An Australian coal seam gas company is selling three neighbouring Queensland cattle farms that could fetch north of $70m.

Shell’s natural gas producers QGC have listed adjoining farms at Wandoan in Queensland’s Western Downs Region.

The three-farm beef cattle grazing enterprise spans 15,522ha, with reported price expectations well above $4500-$5000 per hectare.

For the past six years QGC has leased the farmland to Stanbroke Pastoral Company.

The farms will be offered with clear title and immediate access following settlement.

The three properties all have established coal seam gas infrastructure providing purchasers ongoing passive income payments under existing Conduct and Compensation Agreements.

Companies with pre-existing CSG industry experience or those who can develop long-term working relationships with tenement holders are expected to be top of the interested buyers.

The productive cattle country has an estimated combined carrying capacity of up to 5500AE (animal equivalents) across the Ewingsdale (5178ha), Lucky Downs (5636ha) and Greenacres (4707ha) properties.

Agribusiness.

“An aggregation of three outstanding Wandoan district grazing properties has come to market offering purchasers a unique opportunity to secure well improved, productive grazing country with the added benefit of passive income,” a Colliers Agribusiness spokesman said.

“The properties are located within 40km (linear) southwest of Wandoan in a highly sought-after region.

“The properties are within easy reach of Queensland’s major livestock selling centres of Roma and Dalby along with access to the largest concentration of major beef cattle feedlots in Australia.”

The most southern of the properties, Ewingsdale, held over three titles, consists of undulating brigalow/belah softwood scrub running through to productive flats.

Lucky Downs is located north of Ewingsdale and south of Greenacres and features extensive land improvements including 775ha under silk sorghum.

Finally, Greenacres is set on prolific buffel grass country with infrastructure including a well-maintained managers residence plus two large all steel sheds.

Earlier this month a Queensland family listed their award-winning Darling Downs cotton farm for sale.
