Little family to sell award-winning Darling Downs cotton farm, at Brookstead, Queensland, through auction
After three generations in the hands of a Queensland family, a highly productive irrigated cotton enterprise is headed for auction in July.
After being held by a Queensland family for three generations, a blue chip irrigated cotton enterprise is scheduled to be sold at auction in July.
The 640ha Wynola Aggregation, held over four titles, has hit the market with a wide range of suitors expected to place bids on the award-winning farm.
The aggregation consists of the 442ha Wynola farm and the 196ha Worrenda farm, while the 149ha stand-alone property, Mondamere, is also set to go to auction.
JLL’s directors of agribusiness Clayton Smith, Chris Holgar and sales executive James Mitchell are to handle the sale on behalf of the Little family, who have owned the Wynola Aggregation and Mondamere for three generations.
The holdings are located in a renowned and tightly-held inner Darling Downs cropping region of Queensland, with the Wynola Aggregation carrying a reputation as one of the region’s premier irrigated and dryland farming aggregations, according to JLL’s Clayton Smith.
“Outstanding soil types and profiles, water security and modern infrastructures
built for efficient production place this award-winning property at the pinnacle of Australian
cropping opportunities,” Mr Smith said.
“The new owners will be well positioned to perform with on-farm storages at capacity, over 1000 megalitres of bore water in current account and a full soil moisture profile.”
Australian cotton farms have been in hot demand in 2022 with several major deals completed so far.
In April the Kooba Ag portfolio, which consists of 20,000ha west of Hay and includes 17,000ML of supplementary water, was sold in a deal worth about $63m.
While in February a North American agricultural investment group sold Queensland’s Kalanga cotton aggregation to a family farming operation in a deal worth about $80m.
Family farming enterprises and corporate investors with existing holdings in the region are expected to show interest in the Wynola Aggregation, which is one of the most productive cotton farms in Australia.
The property won the Highest Yielding Cotton Farm in 2016 and other high-yielding prizes at the Toowoomba Show.
The aggregation is considered 97 per cent arable with 84 per cent, or 540 hectares, irrigatable.
Full water accounts total about 1279ML with secure groundwater entitlements totalling 549ML.
The aggregation is located 10km north of the township of Brookstead and about an hour’s drive from Toowoomba.
The properties are to go to auction on Thursday July 7, with the Wynola Aggregation offered in one line as a whole and, if not sold, then offered as two distinct properties in Wynola and Worrenda.
Mondamere is also scheduled for auction on Thursday, July 7.
Earlier this year the renowned Cubbie Station was purchased by an Australian agricultural fund in a mammoth deal.
