GREEN and brownfield developments are popping up all over Tasmania, with many approvals in place, with only a developer needed for the go-ahead.
From potential eco-resorts at Strahan to hundreds of housing lots up for sale in Launceston, to lots at Hobart’s The Escarpment, here are 20+ developments slated for Tasmania.
30 Wolstenholme Drive, Sorell
A 33-lot, 3.01ha development is for sale in one of Hobart’s fastest-growing government areas. The property at 30 Wolstenholme Drive, Sorell is a development application approved subdivision with views of Mt Wellington, within walking distance to the Woolies complex.
Agents Knight Frank say it is zoned General Residential under the Sorell Interim Planning Scheme 2015.
The property is for sale by Expressions of Interest, closing September 10.
33-35 Mount Stuart Drive, Newnham
Almost 50ha of the historic Mt Stuart property is up for sale for the first time in more than 100 years.
Agents Harrison Humphreys say the prime subdivisional land has views of the Tamar River and the City, with 11.5ha zoned General Residential under the Tasmanian Interim Planning Scheme.
The balance is zoned Rural Resource.
73 Greenbanks Rd, Bridgewater
A 2ha industrial subdivision is slated for Bridgewater in the Brighton Transport hub.
There is a current planning approval in place with the Brighton Council for nine lots ranging in size from 1200sq m to 3935sq m.
Basic infrastructure is already in place, however roadway seals, kerb and guttering are not.
58 St Leonards Rd, St Leonards
A limited number of blocks are being released in Launceston’s major industrial estate at St Leonards, according to sellers Knight Frank.
Tas Gas and Australia Post are established in the area, and the blocks are fully serviced.
Blocks range in size from 1916sq m up to 4686sq m.
115 Droughty Point Rd, Rokeby
Just over 2ha of waterfront land is for sale at Rokeby, in a commercial precinct, just near Repco and the Eastside Activities centre.
The zoning and the land would suit onshore fish-farming or an aquaculture facility, warehousing, self-storage, or warehousing, according to sellers Fall Real Estate.
The road frontage off Droughty Point Rd is about 300m and the frontage along Rokeby Beach is about 200m.
Spring Farm, 63 Spring Farm Rd, Kingston
Around 600sq m of Kingston’s Spring Farm subdivision is on the market for a commercial development.
The three lots, ranging from 1371sq m to 3309sq m are suited to a boutique shopping centre, childcare centre, a medical and health precinct, or other retail and services according to Knight Frank.
The commercial development will service around 700 dwellings between the Spring Farm and Whitewater subdivisions.
1 Railway Court, Cambridge
Close to the Cambridge Park Homemaker Centre, almost 3500sq m of land is up for development within the new Spark Business Hub.
The development is zoned ‘Light Industrial’ and the lot size has a wide range of users for single, or multiple occupants according to agents Raine and Horne, Hobart, and is on the market for $500,000.
The property is only 15 minutes from Hobart CBD and only five from the airport.
16-24 Charbooday Drive, Youngtown
This 6581sq m property in the Tallentyre Industrial subdivision is on the market for $525,000 and suitable for ‘General Industrial’.
The property is easily accessible and most of the preliminary site work has been completed. It is best suited to warehousing, distribution and manufacturing, subject to council approval according to agents Harrison Humphreys, Launceston.
The Escarpment, 10 Evans St, Hobart
The first stage of the contentious Macquarie Point Development has 8797sq m of mixed use zoned land in Hobart’s CBD on the market.
The three building envelopes contain 6676sq m and the overall development includes an exhibition venue, an arts and culture precinct, a dedicated Antarctic and Science precinct accommodation, tourism infrastructure and a fifty per cent allocation for public open space.
Knight Frank, Hobart are taking expressions of interest for the site now.
122 Cove Hill Rd, Bridgewater
Behind most of Bridgewater’s housing is 5.8ha of land ready for development under a General Industrial envelope.
Devine Property say the block, which is on the market for $295,000, sits on the Jordan River among an established industrial area, only five minutes to the Brighton Transport Hub.
Its zoning also allows for a wide range of uses, they say.
7-9 Abbotsfield Rd, Claremont
An ‘Inner Residential’ in-fill development site in Claremont is for sale by way of expressions of interest.
The 4085sq m site has river views and is close to MONA Museum.
Selling agents Knight Frank say with the undersupply of residential dwellings in Hobart and the Northern suburbs, it is an excellent time to buy.
35 Loongana Ave, Burnie
A 62-lot residential subdivision in Burnie is on the market for $900,000 by mortgagee.
Civil works have already begun on stage one of the project, which has three stages slated.
Agents Knight Frank say the residential market for both land and house sales continue to strengthen in the Burnie area, with house sales increasing by 37 per cent in the past year.
Whitestone Point, Austins Ferry
Three commercial developments to support the 213-strong residential subdivision at Whitestone Point, Austin Ferry is on the market by expressions of interest. The lots, are the only ‘Local Business’ zoned blocks available in the subdivision.
The blocks range from 1142 to 2574sq m and would suite a boutique supermarket, childcare centre, a medical or healthcare centre, or other retail and services.
11 Gaunt St, Invermay
Three conjoined titles on the outskirts of Invermay are slated for ‘Commercial’ development.
The site already has a large workshop with concrete footings along with a smaller shed dating back to the 1970s.
The 6652sq m block has all town services connected and could be developed into light industrial, warehousing or workshopping, as well as residential.
9 Campbell St, Scamander
‘The possibilities restricted only by your energy and imagination’ according to Knight Frank, who are selling a 76ha site just near the Scamander Bridge.
The massive site includes 3km of river frontage and 2.5km of lagoon frontage, as a mix of cleared and uncleared land.
There is an existing three-bedroom shack on the site and the property is up for sale by offer.
Bayfield St, Rosny Park
According to agents this is one of the last remaining development opportunities in Rosny Park.
The 3595sq m over four titles in the heart of Rosny Park is ripe for development according to agents at Knight Frank.
The Bayfield St block is only 300m from Eastlands and is ‘Central Business’ zoned, with a number of concept designs in place.
The property is up for sale by expression of interest.
290-296 Argyle St, North Hobart
A car lot in North Hobart is being marketed to developers as a potential in-fill site. The 1315sq m site on Argle St is for sale by negotiation by Knight Frank, who say the site currently has an office space, workshop and showroom, and the yard.
However they say the mixed-use location and the fact nearby land has been rezoned, means it could see new life.
107 Kennedy Drive, Cambridge
Eighteen lots ranging from $340,000 to $680,000 have hit the market in Camrbidge, all set for development.
The sites are part of Stages 2, 3 and 4 of the Cambridge Airport Industrial estate and sizes range from 2597sq m to 6806sq m.
Sites are now titled and are zoned ‘Light Industrial’.
Lot 1 Greenbanks Rd, Bridgewater
A large chunk of the Brighton Transport Hub is on the market. The 12ha development consisting of 24 serviced lots, ranging in size from 1700 to 1.3ha is part of the second stage of the development.
There are direct road and rail links out of the site with major Tasmanian transport and associated companies including Toll Tasmania, TasRail, Transfreight services, Allied Pickfords, Grace removals and more.
Prices range from $150,000 to $420,000.
99 Parklands Pde, Launceston
A mega-estate in Launceston, measuring almost 80ha is on the market with caveats and an Urban Planning framework in place.
According to agents at Knight Frank say the property adjoins four existing northern Launceston suburbs and is ready to meet the ‘Affordable Housing’ requirements in the state’s north.
The land has a city view and is only 10 minutes uninterrupted travelling time to the CBD, according to agents.
The property is for sale by offer.
86 Evandale Rd, Western Junction
A high-profile 6295 sq m site in the Western Junction precinct near Launceston is on the market.
It’s slated for development with services connected, amid other manufacturing and service-type industries.

More than 4ha of absolute beachfront land has hit the market in Strahan, set for commercial development.

The potential for the site includes cabins or eco huts, a hotel or motel, or a caravan park according to the seller.
