Toowoomba 2022 luxury home sales above $2m revealed, market full of buyers

Toowoomba’s luxury property market is booming and its leading to astronomical sales so far this year. Here are all of the city’s biggest deals over $2m — check them out with our interactive map here.

Historic ” Hamewith” circa 1899 will be restored

It has never been a better time to sell a luxury property in Toowoomba.

That’s the opinion of a leading real estate agent, who says he has seen more homes sold for upwards of $2m in the past 12 months than in the previous years combined.

Property statistics have revealed at least a dozen multimillion-dollar property sales in 2022, excluding rural properties, vacant land and multi-sale transfers.

For comparison there were just 10 sales above $2m across the whole of 2021.

The homes in question, which often feature pools, tennis courts, wine cellars, luxury bathrooms and incredible views, are mostly located in a handful of landlocked suburbs.

RealWay Property Partners principal Cooper Watson said the high-end property market had been partially insulated from ongoing rate rises to this point, largely because most buyers were paying cash for homes.

“There have been more sales at $2m in past 12 months than there have in previous years,” he said.

“There are stacks of buyer inquiries and the quality of the buyers at that level are high.

The buyer of one property was moving from the coast, already had a luxury home and didn’t need to sell it to buy (the Toowoomba property).

“They’ve all been cash offers, without a finance clause.”

Queensland Hot Property’s Leon Carlile, who recently broke the Toowoomba record for the most expensive unit, said luxury property buyers were focused on lifestyle.

“I’m pretty confident in that top-end, they’ve mainly got cash and they’re buying for lifestyle,” he said.

“They’re on the back-end of their business career and buying a nice property for the lifestyle it can provide.”

1. 2 OLD TOLL BAR ROAD, REDWOOD — $3.3M

This 1970s-era luxury home on the edge of the Toowoomba escarpment, originally built for a prominent family, was snapped up by a couple in March for an incredible $3.3m.

The home in the high-end suburb of Redwood includes four bedrooms and three bathrooms across 300 sqm.

The online property listing from Helen Austin Property at the time called the home “blue-chip”.

“Benefiting from a northeast aspect, the residence is enjoyable through both summer and winter,” the listing said.

“The combination of indoor and outdoor living areas makes the property great for entertaining.”

2. 615/2-4 HERRIES STREET, EAST TOOWOOMBA — $2.61M

A new record for a unit price in Toowoomba, the penthouse at the Grosvenor Apartments on Herries Street was sold at auction a couple of months ago through Queensland Hot Property.

It’s the first time the 500 sqm top-floor apartment has been sold since developer Ian Knox built the property in the early 2000s.

The penthouse, which features 180-degree views, includes two levels, five bedrooms, four bathrooms and four car spaces below the complex.

Selling agent Leon Carlile said the auction was a fierce contest between four interested buyers.

“We had four registered bidders on the day, we started the bidding at $1.7m, and from the $2m mark to the selling price we went in $10k rises, so the ultimate buyer was tickled pink,” he said.

3. 7 SIMLA STREET, MOUNT LOFTY — $2.6M

Little is known about the sale of this beautiful Mount Lofty home, as it appears the matter was an off-market transfer.

The 1456 sqm property with 373 sqm of floor space features four bedrooms and three bathrooms.

It had previously been sold in 2015 through Ray White for $1.61m.

4. 3 ROSEWALL COURT, MOUNT KYNOCH — $2.5M

The magnificent property overlooking the Toowoomba escarpment was sold through The Agency in January.

Based over one hectare of land, the 2010 home designed by award-winning architect Lester Ehrlich includes six bedrooms, three bathrooms and 519 sqm of floor space.

Listing agents Toby Sandell and Ben Brunner said the property was a “celebration of inspired craftsmanship, (a) state-of-the-art home (that) sits in a class of its very own”.

5. 5 GLENCOE COURT, MIDDLE RIDGE — $2.45M

A couple snapped up this late 1980s-era Middle Ridge home in April through Colliers International’s Dominic Ryan and Louise Bizzell.

The five-bedroom property includes contemporary amenities and plenty of outdoor area in what has been called a “blue-chip” suburb.

The sale is a remarkable result, considering it sold for just $810,000 less than 10 years.

6. 7 CURZON STREET, MOUNT LOFTY — $2.35M

Nestled into the eastern corner of Mount Lofty, the amazing six-bedroom Curzon Street home was sold through Helen Austin Property back in June.

The home includes balcony views of the Toowoomba escarpment, gym, games room, media room and even an indoor pool.

“Architect-designed, built approximately 26 years ago by well known Toowoomba builder Ron Jago (and) sprawling over three levels, this is the most alluring home for the family that loves to entertain,” the online listing said.

“It’s contemporary rendered, freshly painted brick (and) surrounded by mature trees and gardens hidden away from the road high on the block.”

7. 4 CAITHNESS COURT, MIDDLE RIDGE — $2.225M

The impressive two-storey contemporary home on Caithness Court was snapped up through Jen Taylor Properties for a whopping $2.225m in February.

The property contains an extensive list of luxury features, including five bedrooms, an open living plan, home theatre room with built-in bar, kids retreat, home gym, outdoor alfresco area, in-ground pool and heated spa bath.

The online listing noted the home was designed by Sydney architect John Simpson.

8. 10 BENN COURT, HIGHFIELDS — $2.2M

It didn’t quite reach the $3m as previously predicted, but the famous Darlana House still managed an impressive $2.2m result through Ray White Highfields.

The award-winning property, which was built by Tess Lyons, had been listed in the Courier-Mail as one of the state’s best homes.

Features include an award-winning kitchen, five bedrooms, airconditioned garage, commercial-sized laundry, walk-in linen room, heated swimming pool, fish pond and 96,000L underground tank.

“There are spaces for both entertaining and shared living, and for quiet and privacy,” the online listing said.

“The entire north and east sides of the home open onto relaxed outdoor terraces beneath beautiful white pergolas, a grassed courtyard, and huge al fresco with double sided fireplace.”

9. 192 MEYNINK ROAD, HODGSON VALE — $2.2M

A unique home based on 16 hectares south of Toowoomba, Sovereign Property Partners handled the sale of the Hodgson Vale property in June.

Designed by Ardenvale and sporting panoramic views of surrounding countryside, the house also includes eight bedrooms and an open-planned area.

It had last sold for $560,000 back in 2012.

“This is a wonderful lifestyle block, or, with the leased land next door, an income producing agricultural operation,” the online listing said.

10. 183 POSTLE STREET, MOUNT RASCAL — $2.1M

Dubbed as “Project Black”, this contemporary five-bedroom home just south of Toowoomba was a passion home for its previous owner.

The property includes a luxury kitchen, wine cellar, mud room, ducted airconditioning, solar power, automated irrigation, alfresco dining area and saltwater pool.

“It’s a really unique house, there’s nothing like that,” RealWay Property Partners’ Cooper Watson said.

“It was sold by an owner who was very particular, the finish was 11 out of 10.

“We ran a unique marketing campaign over social media and we had 75-80 inspections.”

11. 1 CARLYLE COURT, MIDDLE RIDGE — $2.05M

RealWay Property Partners handled the sale of this luxury home in Middle Ridge, which recently settled.

The property includes Miele appliances, wine storage, entertaining areas, tennis court and elevated views.

“Prominently featured throughout the bespoke interior is a visionary level of detail that has delivered a cohesive collection of natural light filled spaces accented by soaring high ceilings, considered window placement and warm timber accents, creating an inviting haven well suited to any stage of family life,” the online listing said.

12. 5 BURRAWAY COURT, MIDDLE RIDGE — $2.03M

Helen Austin property handled the sale of this four-bedroom property in Middle Ridge back in February.

According to the online listing, the home features views of the escarpment, a large deck and a feature room.

“In one of Toowoomba’s most beautiful escarpment streets lined with spectacular homes, 5 Burraway Court is arguably the piece de resistance,” the listing said.

“Poised high on the block with spectacular panoramic views, the property commands an incredible presence.”
