Cashed-up interstate families are lining up to nab their dream home in Toowoomba — and there isn’t enough to meet the demand.

Toowoomba’s luxury property market has exploded during Covid-19, with at least 36 on-market residential sales over $1m so far this year.

And leading agents are certain it’s only a matter of time before the record price for a home in Toowoomba is shattered, with the current mark set in 2019 at $3.6m.

The past 10 months has seen an incredible selection of homes snapped up, with most offering incredible escarpment views, plenty of space and luxury features like pools and tennis courts.

Here are the six most expensive houses sold and settled in the 4350 postcode in 2021 according to RP Data, with comments from the agents.

1. 40 STENNER STREET, MIDDLE RIDGE – $2.655M

Sale Date: June 28

Land: 1.05ha

Features: Six bedrooms, three bathrooms, nine car spaces

Agent: Helen Austin, Helen Austin Property

Known as Mount Dawson, this incredible 1989-built Middle Ridge property features a tree-lined driveway, plenty of space and amazing levels of privacy.

The home has multiple bedrooms, several bathrooms and a number of formal and informal living areas along with study, games room and home bar.

It also comes with a full tennis court and swimming pool, along with a winter terrace and pool house for entertaining during the colder months.

Selling agent Helen Austin said the property fit the trend the market was seeing with luxury properties.

“We’ve not got enough million-dollar properties to sell – there’s a real shortage, because I have buyers for them,” she said.

“(When you hit $2m) you’re starting to want something special, like views, land size.

“So you’re buying in Mount Lofty, East Toowoomba, parts of Middle Ridge — anywhere on the escarpment.”

2. 38 STEVENSON STREET, REDWOOD – UPWARDS OF $2.4M

Sale Date: March 4

Land: 45 hectares

Features: Two dwellings, seven bedrooms, three bathrooms, 19 car spaces

One of the more unusual properties on this list, The Redwood property actually features two homes on a massive parcel of land on the escarpment.

The homes have amazing views of Table Top Mountain and the surrounding areas, with privacy guaranteed.

Agent Brendan Mayles said a Sydney family snapped up the property following a large response from the listing.

“That listing was hot off the new year and we were expecting it to be good, but there was incredible demand,” he said.

“This property sold within two weeks, which was much shorter than normal.”

Mr Mayles said demand for high-end properties was outstripping current supply, also noting a spike in new builds being designed by award-winning Brisbane architects.

“If you narrow it down, the demand is outweighing supply,” he said.

“The architects that have been doing homes up here is evident of the renovations and builds that have been going on.

“Shaun Lockyer is a Brisbane architect, who has done beautiful homes everywhere and Paul Owen has also done homes up here recently.

“To get those names involved in designs up here is a really healthy sign of our market.”

3. 3 BURRAWAY COURT, MIDDLE RIDGE – $1.7M

Sale Date: May 13

Land: 4034 sqm

Features: Five bedrooms, three bathrooms, two car spaces

A local buyer landed this amazing Middle Ridge property after a three-week expressions of interest campaign.

The family retreat sports fantastic escarpment views, two-street access and an open-plan kitchen for alfresco entertaining.

Agent Grant Nissen said the eventual buyer fended off strong competition from interstate.

“It did sell to a local buyer but we’re really impressed with the campaign and it just shows how strong this market is,” he said.

“These types of properties don’t come to the market every day.

“It had amazing views and the privacy of it was important to the buyer.

“It also had two-street access — it enables these guys to build a large shed at the back. “They’re going to do work with the house, but they fell in love with the character and the views.”

4. 324 PRINCE HENRY DRIVE, PRINCE HENRY HEIGHTS – $1.556M

Sale Date: January 21

Land: 2570 sqm

Features: Four bedrooms, two bathrooms, two car spaces

Situated on the escarpment with views of the Lockyer Valley, this stately modern home was snapped up by a retired couple with a week for the first two open houses.

Sales agent Brendan Mayles said the interest was driven by the site’s privacy, quality finish and luxury amenities, like a pool and outdoor entertainment spaces.

“The privacy was important to them, it jumped out at them — this was probably the highest-quality house they’ve ever had,” he said.

5. 24 CURZON STREET, MOUNT LOFTY – $1.55M

Sale Date: March 9

Land: 1180 sqm

Features: Four bedroom, two bathroom, four car spaces

Stately but unassuming from the front, this four-bedroom home’s incredible space is highlighted from the air.

A Toowoomba family wanting to be close to nearby private schools landed the home.

Agent Meg Robertson said the property’s biggest selling point was its interior space, which includes five living or entertainment areas.

“It has so much living space in it, five living areas, including a pool room, a family room, a formal lounge room, a move room and a gym area,” she said.

“There were nine-foot ceilings and oodles of storage.

“They bought it for the convenience of the East Toowoomba private schools.”

Ms Robertson said the luxury property market was improving post-Covid, as families from Melbourne and Sydney look to escape lockdowns for the Darling Downs.

“The high end of the market is unbelievable at the moment, because people have realised what a great place it is to live,” she said.

“That’s what’s happened on the Gold Coast and if you look at recent sales, they’ve been all southern buyers.

“In your premium areas, they’ll always hold their value, but it can’t continue on like this generally.”

6. 1 MCADAM COURT, MIDDLE RIDGE – $1.435M

Sale Date: February 26

Land: 4321 sqm

Features: Five bedrooms, three bathrooms, two car spaces

Agent: Andrew Webster, Webster Cavanagh

Nestled in one of Toowoomba’s most luxurious areas, 1 McAdam Court earned significant interest after it was listed through Webster Cavanagh earlier this year.

The 443 sqm home has multiple entertaining areas, a salt water pool, floodlit tennis court and great views of the Toowoomba escarpment.

Agent Andrew Webster said the strong interest in the property was indicative of Toowoomba’s high-end real estate market currently.

“We went to contract before the first open house — we had good fast inquiries,” he said.

“People who looked at it loved that it was the end of the cul-de-sac, and it looked straight down the valley.

“People from out of Toowoomba are seeing it as a very good value market.”
